Job Description POSITION SUMMARY: The Property Accountant is responsible for bookkeeping of all financial activity, processing of various finance related transactions, and generation of financial reports pertaining to commercial properties under FNRP management for distribution to internal and external clients. This position has no direct reports. ESSENTIAL DUTIES AND RESPONSIBILITIES: β’ Prepare financial statements for assigned portfolio, β’ Analyze the general ledger for each property, prepare journal entries, calculate accruals and adjustments, and maintain detailed work paper files monthly, β’ Review results of operations and provide detailed explanations of any variances, β’ Review invoices to ensure correct account coding and expense allocations, β’ Prepare reconciliations of all cash accounts, reserves, and escrows, β’ Prepare/submit financial reporting packages to lenders per terms of loan agreements, β’ Assist with preparation and reforecasting of annual budgets, β’ Calculate real estate tax and other operating expense tenant chargebacks as stipulated in tenant leases, β’ Review and validate tenant year-end reconciliations prepared by a third party contractor, β’ Run monthly and quarterly property reports for review by Accounting Manager, CFO, and Asset Management, β’ Assist with the year-end audit process by preparing supporting documents, β’ Manage daily property accounting activities - maintaining tenant ledgers, the onboarding and move out process; enter and process accounts payable and accounts receivable; handle invoices, payments, vendor contracts; daily bank balances and reconcile all accounts monthly, β’ Support other departments by providing necessary information, preparing schedules, and performing analyses from time-to-time, β’ Bachelor's degree in accounting, finance, business, or related field, β’ Minimum 3 to 5 years' accounting experience; with at least 3 years in a commercial real estate company, β’ Proficient in Microsoft Excel, β’ Familiarity with MRI property management accounting system preferred, β’ Demonstrated working knowledge of general ledger, accounts payable, accounts receivable and banking, β’ Demonstrated experience in property accounting required, β’ Strong analytical skills, detail-oriented and ability to multitask in a fast-paced environment, β’ Financial and statistical reporting knowledge and experience, β’ Effective verbal and written communication skills, β’ Demonstrated ability to manage multiple projects and deadlines, β’ Must handle confidential information with discretion PHYSICAL REQUIREMENTS: Ability to sit for prolonged periods of time.
