Job Description Company: OKO Group is an international real estate development firm established by Chairman and CEO, Vlad Doronin. OKO Group is currently developing several projects in Miami (Missoni Baia, Una, 830 Brickell, Aman Miami Beach) as well as Aman New York City. Summary: The Director of Construction is responsible for overseeing the successful planning, execution, and delivery of construction projects. This role involves strategic planning, team management, and high-level stakeholder engagement to ensure projects meet agreed specifications, budgets, and timelines Essential Duties and Responsibilities: • Developing project scopes and objectives, involving all relevant stakeholders and ensuring technical feasibility, • Ensuring resource availability and allocation, managing materials, labor, and timelines effectively, • Coordinating internal resources and third parties/vendors for the flawless execution of projects, • Maintaining comprehensive project documentation to ensure all projects adhere to framework conditions and documentation requirements, • Measuring project performance using appropriate systems, tools, and techniques, • Reporting and escalating issues to management as needed, • Managing the relationship with the client and all stakeholders, establishing and maintaining relationships with third parties/vendors, • Performing risk management to minimize project risks, • Establishing and managing a detailed project budget to track expenditures and ensure financial accountability, • Direct and oversee construction projects from conception to completion while monitoring compliance with safety and building regulations, • Coordinate with architects, engineers, and other construction and building specialists, • Ensure quality construction standards and the use of proper construction techniques, • Implement various operations through proper coordination and control of planning, design, estimating, contracting, and construction in the entire process, • Develop the construction program and plans and define the parameters for project execution, • Bachelor's degree in construction management, Architecture, Engineering, or a related field required, • 5 years of education, training, or experience that provides the required knowledge, skills, and abilities., • Practical constructions knowledge., • Demonstrated proficiency in supervising and motivating subordinates, • Commitment to excellence and high standards, • Excellent written and oral communication skills, • Basic competence in subordinates’ duties and tasks, • Strong organizational, problem-solving, and analytical skills, • Ability to manage priorities and workflow, • Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm, • Demonstrated ability to plan and organize projects, • Ability to work independently and as a member of various teams and committees, • Proven leadership and business acumen skills, • Proven ability to handle multiple projects and meet deadlines, • Strong interpersonal skills., • Good judgement with the ability to make timely and sound decisions, • Ability to understand any and all safety requirements and cautions, • Ability to perform the physical labor necessary, • Bilingual / Spanish skills a plus., • Analytical - Synthesizes complex or diverse information; Collects and researches data; Uses intuition and experience to complement data; Designs workflows and procedures., • Problem Solving - Identifies and resolves problems in a timely manner; Gathers and analyzes information skillfully; Develops alternative solutions; Works well in group problem solving situations; Uses reason even when dealing with emotional topics., • Project Management - Develops project plans; Coordinates projects; Communicates changes and progress; Completes projects on time and budget; Assists in coordinating of project team activities., • Interpersonal Skills - Focuses on solving conflict, not blaming; Maintains confidentiality; Listens to others without interrupting; Keeps emotions under control; Remains open to others' ideas and tries new things., • Oral Communication - Speaks clearly and persuasively in positive or negative situations; Listens and gets clarification; Responds well to questions; Demonstrates group presentation skills; Participates in meetings., • Written Communication - Writes clearly and informatively; Edits work for spelling and grammar; Varies writing style to meet needs; Presents numerical data effectively; Able to read and interpret written information., • Teamwork - Balances team and individual responsibilities; Exhibits objectivity and openness to others' views; Gives and welcomes feedback; Contributes to building a positive team spirit; Puts success of team above own interests; Able to build morale and group commitments to goals and objectives; Supports everyone's efforts to succeed. The work environment/conditions described herein are representative of those that an incumbent may experience. • Must be comfortable working in a shared space, with constant noise, without the use of a private office and in construction sites., • Must be able to cope with frequent changing priorities and deadlines with a high degree of optimism, professionalism & collaboration., • While performing the duties of this job, the incumbent is regularly required to see, hear, reach, use fingers to handle and feel, and stand and walk up to 8 hours daily., • Push, pull, and lift to 25 lbs., • While performing the duties of this job, the incumbent is regularly required to travel by foot, sitting, waiting, and standing for long and short periods of time., • The noise level is moderate to high., • Onsite requirement in office or job sites assigned., • May be required to travel up to 10% of time.
