ESSENTIAL DUTIES AND RESPONSIBILITIES: • Oversees the daily facility operations, this role manages and assigns the daily and emergency work of the facilities staff, provides technical assistance, conducts work inspections, and coordinates facility work with internal departments to ensure code compliance, workflow, customer access, including securing and scheduling contractor work, and asset and contract management., • Establishes standards of performance for contractors, seasonal staff, ongoing maintenance, and project work., • Provides ongoing instructional support and motivation, while identifying, solving, and implementing solutions as needed., • Responsible for the security infrastructure for all properties by monitoring security systems, alarms, cameras, gates, and Ensure that all hardware and software function properly, perform repairs or generate work orders for contractors., • Manages the District's Fleet Maintenance Program, including but not limited to working with Fleet Vendor to determine fleet lease rotation, monitoring and installing GPS units in Fleet, and through staff collaboration ensures regular vehicle maintenance and documentation is, • Responsible for the repair and maintenance of field-operated buildings, grounds, and equipment, including inspecting, diagnosing, maintaining, and repairing building systems (such as electrical, plumbing, HVAC, carpentry, and painting). This includes determining required repairs, making recommendations, and performing facilities and landscaping maintenance, with some tasks completed through vendor coordination or with coworker assistance., • Monitors and adjusts HVAC heating and cooling, • Maintains District equipment and inventories of tools, facility supplies, and auto, • Assist Projects Manager with planning, monitoring, and coordination of facilities contracts, and support annual budget forecasting., • Oversees backflow certification testing for District owned, • Maintains and performs minor repairs of well-house HVAC systems including replacing heaters, filters, and routine maintenance of A/C units where appropriate., • Creates and implements preventative maintenance procedures and schedules for District HVAC, alarm, and other systems to ensure reliable operation and reduce unplanned breakdowns and emergencies, even under adverse conditions., • Processes work orders for equipment repair and maintenance using asset management system (Elements) and installs reports onto assets., • Ensures safe performance of job duties by following proper safety procedures, taking all necessary safety precautions, anticipating unsafe working conditions, acting accordingly to prevent accidents, and promptly reporting accidents and hazardous conditions. Participate in and conduct appropriate safety training., • Provides ECCV staff training on property assets and building automation as, • Attends meetings and interacts with contractors, citizens, outside agencies, and other departments, concerning projects, complaints, procedures, standards, and specifications., • Operates District vehicle and travels to various District buildings and facilities to perform, • Participates in continuous improvement initiatives and provides input and feedback on department policies and Standard Operating Procedures (SOP), • Maintains regular and predictable attendance as scheduled, and perform job duties with varying schedules, including holidays and weekends, on-call and overtime as needed., • Responds to after hours issues and emergencies as KNOWLEDGE, SKILLS, AND ABILITIES: • Knowledge of general practices and methods of custodial, • Knowledge of basic mechanical, carpentry; codes, standards, and regulations relating to HVAC; plumbing, electrical, irrigation, fire, and emergency power systems., • Ability to learn various techniques and chemicals used for cleaning and maintenance of facilities, furniture, and fixtures., • Skill in inspecting heating, air-conditioning systems, and performing routine and preventative maintenance tasks., • Skill in the safe and lawful operation of a motor vehicle and a Bobcat Skid, • Skill in utilizing power equipment used in custodial maintenance such as vacuums,, • Ability to use standard office equipment, personal computer and job-related computer applications including electronic mail., • Ability to establish, foster and maintain effective working relationships with all District employees, management, consultants, governmental officials, and the general public., • Demonstrate with all interactions, a high level of quality customer service; a positive and professional demeanor; the ability to exercise sensitivity; the ability to handle stressful situations in a diplomatic and tactful manner., • Demonstrate the ability to exercise good judgment, discretion, and maintain confidentiality to handle sensitive information appropriately., • Ability to accurately compile, analyze and interpret facts to troubleshoot; arrive at valid conclusions and make logical decisions to solve problems; exercise sound judgment in making, • Demonstrate attention to detail, critical and analytical thinking, and problem-, • Ability to effectively communicate verbally and in writing, prioritize tasks, make independent decisions, prioritize workload with multiple shifting priorities and interruptions; follow-up, and follow-through on tasks; and meet deadlines. REQUIREMENTS: • High School Diploma or, • 5 + years of progressive custodial experience and commercial building and/or facilities/building maintenance experience., • Previous experience as a lead worker, • Previous HVAC experience and certifications or trade licenses in HVAC, plumbing, electrical, or related desired., • Must possess a valid driver's license and pass a background WORKING ENVIRONMENT AND PHYSICAL ACTIVITIES: This position consists solely of office work and requires occasional operation of a district vehicle to various work sites. Office work requires the ability to operate standard office equipment, such as computers, phones, photocopiers, and fax machines. This position requires the ability to sit for extended periods of time with hand/eye coordination: for repetitive motion and data entry. Position includes the occasional lifting and/or moving of items up to 50 pounds and regular lifting of 10 pounds of office items.
