Job Description Maintenance Technician Reports To: Property Manager & Maintenance Lead Location: Plano, TX Unit Count: 140 Position Summary The Maintenance Technician is responsible for performing general maintenance and repairs to ensure apartment homes, buildings, and grounds are maintained in a safe, clean, and efficient manner. This role supports resident satisfaction by responding promptly to service requests and completing preventative maintenance tasks. Key Responsibilities • Perform routine maintenance and repairs on apartments, common areas, and property grounds, • Complete resident service requests in a timely and professional manner, • Troubleshoot and repair HVAC systems, plumbing, electrical, appliances, and carpentry issues, • Prepare vacant units for new residents (turnovers/make-readies), • Conduct preventative maintenance inspections and maintain records, • Maintain pools, fitness centers, and other community amenities, • Ensure compliance with safety standards and company policies, • Assist with emergency maintenance calls, including after-hours rotation, • Maintain tools, equipment, and maintenance shop organization, • Complete daily paperwork Required Skills & Qualifications • High school diploma or GED required, • 1–3 years of apartment maintenance or related experience preferred, • Working knowledge of:, • HVAC systems (EPA certification preferred), • Plumbing and electrical systems, • Appliance repair, • Drywall and painting, • Ability to use hand and power tools safely, • Strong troubleshooting and problem-solving skills, • Good customer service and communication skills, • Ability to lift 50+ lbs and work in various weather conditions, • Valid driver's license Work Environment • Indoor and outdoor work in residential community settings, • On-call or rotating emergency maintenance schedule may be required, • Exposure to noise, dust, chemicals, and varying weather conditions Physical Requirements • Frequent standing, walking, bending, kneeling, and climbing ladders, • Ability to lift, push, and pull heavy equipment and materials, • Manual dexterity for handling tools and small parts Compensation & Benefits • Salary: $24.00/hr., • Health, dental, vision insurance, • Voluntary benefits such as Disability/ Accident / Critical Illness, • Paid time off, • Paid holidays, • Housing discount, • Retirement plan (401k) #TXIND
