This position requires experience with the homeless and special needs population. The Housing Stability Specialist will need to be flexible in their schedules of office hours. Job Description Position Summary: The Assistant General Manager (AGM) supports the General Manager in overseeing day-to-day operations at Boulevard Houses, a 1,673-unit affordable housing complex. There are two Assistant General Managers assigned to the property, each playing a vital role in managing site-level operations. This position requires strong leadership, familiarity with affordable housing compliance, and the ability to coordinate cross-functional responsibilities including leasing, maintenance, tenant relations, and legal matters. The AGM is an integral part of the site leadership team and collaborates closely with senior management. Key Responsibilities: * Assist in day-to-day operations of the property, ensuring smooth and compliant functioning of the site. * Supervise administrative office staff and ensure adherence to company standards and procedures. * Manage access control, including preparing and updating key fob information in the security system. * Oversee all aspects of move-in and move-out scheduling and documentation. * Prepare lockout notices, implement related charges, and maintain lockout records. * Review incident reports and follow up with residents, legal, and security teams as needed. * Coordinate regularly with the Facility Manager regarding property operations and capital needs. * Ensure rent roll accuracy and proper implementation of tenant charges, including move-out billings, DNA procedure oversight, correction form submission, and arrears collection. * Track and manage contract renewals, vendor documentation, and service timelines. * Provide responsive and professional customer service to residents; resolve tenant concerns and complaints. * Conduct apartment and property inspections and ensure timely resolution of work orders and repairs. * Support Legal Coordinator with court appearances, notices, repayment agreements, and compliance with legal stipulations. * Work with Accounts Payable to ensure timely processing of vendor invoices. * Supervise and monitor the work order system, including Maintenance IQ. * Coordinate with bookkeeping staff to ensure accurate ledgers. * Monitor paint schedules and apartment readiness. * Enter purchase orders and monitor purchasing needs. * Ensure site cleanliness and compliance with sanitation protocols in collaboration with maintenance staff. * Alert senior management to patterns of unusual or excessive resident complaints. * Prepare Excel reports and analysis as needed. * Promote a welcoming and professional atmosphere for residents, vendors, and guests.
