Eligibility for the accelerator tied to activity, CRM compliance, and quality-control standards. On-Target Earnings: $120,000–$144,000+ annually for strong performers, with $200,000+ upside for top producers Reports To: Director of Sales and Operations Leadership THIS IS NOT A TYPICAL REAL ESTATE SALES JOB: AcquisitionReps.com / Let’s Grow COO is the hiring partner for a fast-growing real estate investment firm that buys properties directly from homeowners in 10 states, and helps sellers find practical solutions when a traditional listing may not be the best fit. This is not a role for someone who wants to “try real estate.” This is not a role for someone who needs easy leads. This is not a role for someone who wants a safe salary and light pressure. This is a high-output phone sales role for someone who can turn inbound seller opportunities into signed contracts. The right person is competitive, coachable, persuasive, fast-moving, and willing to be measured by production. You will talk with homeowners who may be dealing with repairs, foreclosure pressure, inherited property issues, relocation, family stress, or other situations where speed and certainty matter. Your job is to understand the seller’s situation, evaluate the opportunity, make the right offer, negotiate clearly, and lock up profitable contracts that make sense for both the seller and the company. WHY THIS ROLE EXISTS: The company is expanding across multiple markets and investing heavily in inbound seller lead flow. This is not a seat where you are begging for leads or waiting for marketing to work. The company provides the opportunity, the training, the systems, the coaching, and the sales environment. Your job is simple: Turn seller conversations into signed purchase agreements at the right price. The best people in this role can manage high lead volume, respond quickly, stay calm when sellers push back, make low offers without getting emotional, follow a proven sales process, and improve every week through call review, roleplay, and direct coaching. THE FIRST 90 DAYS:Weeks 1–2: Training, Scripts, Roleplay, and “Hell Week.” Your first week will be focused on training. You will go through videos, scripts, live roleplays, shadowing, AI bot practice, and 1:1 coaching with leadership and current team members. By week two, you will start getting on the phones with older leads, MLS leads, and cold opportunities. This is where the job gets real. You will practice sitting in the pocket, making low offers, getting pushback, getting rejected, and not folding. You will also begin learning how the company underwrites deals and how to think through offer ranges. Weeks 3–4: Speed, Offers, Call Reviews, and Contracts. By week three, you are expected to move quickly when new leads come in. Fresh inbound leads need immediate response. This is a speed-to-lead business, and slow follow-up loses deals. You will begin making offers, reviewing calls with leadership and other acquisition team members, participating in sales training, attending morning huddles, and tracking daily KPIs. By this stage, you should be moving toward your first signed contracts. Week 5 and Beyond: Owning Fresh Inbound Leads. By week five, you should be able to manage fresh inbound leads with less hand-holding. You will continue getting coaching, but the expectation is that you are now producing: making calls, qualifying sellers, making offers, following up, updating the CRM, and locking up contracts. By the end of month two, a strong performer should be locking up roughly two contracts per week and earning around $7,500/month. By month three, strong performers should be trending toward $12,000/month or more. WHAT YOU WILL OWN:Seller Speed-to-Lead. When a new seller lead comes in, you move fast. You will call, text, follow up, and stay on the opportunity until there is a clear next step, a clear no, or a signed contract. This role rewards urgency. If you like waiting until tomorrow, this is not your seat. Seller Discovery and Motivation. You will uncover the seller’s true situation: why they are selling, what problem they need solved, what timeline matters, who else is involved, what condition the property is in, what number they are hoping for, and what they will actually accept. You need to ask direct questions without sounding pushy, awkward, or robotic. Offers and Negotiation. You will work with underwriting and leadership to determine offer ranges, then present offers with confidence. You must be comfortable making offers that sellers may not like. You cannot get emotional when someone rejects the number, challenges you, or gets upset. The best people in this role stay calm, curious, and in control of the conversation. Follow-Up Until the Deal Is Dead or Done. Most deals do not happen on the first call. You will follow up through calls, texts, and emails based on seller motivation. You will keep clean notes, update the CRM, set next steps, and keep opportunities moving. If you need someone else to remind you to follow up, you will struggle here. Contracts That Can Actually Close. This is not about locking up bad deals just to say you got a contract. The company works across multiple acquisition strategies, including wholesale, novation, and wholetail-style opportunities. The company has the funding to take down the right deals when needed, but every contract still needs to make business sense. Your job is to lock up profitable contracts at the right price so the deal can move through disposition, transaction coordination, and closing without chaos. WHAT SUCCESS LOOKS LIKE: You are winning in this role when: • You are calling a minimum of 100 new prospects per day, which means you might have to make 300+ dials per day to get a hold of that many people., • You are responding to new inbound leads immediately., • You are consistently working old leads, fresh leads, follow-ups, and pipeline opportunities., • You are making qualified offers., • You are locking up contracts at numbers the company can actually monetize., • You are participating in roleplays, call reviews, sales training, and coaching without defensiveness., • You are tracking your KPIs daily and owning your numbers., • You are trending toward 4–6 contracts in your first 90 days., • You are on pace to generate at least $240,000 in gross profit per quarter once fully ramped. THE OFFICE ENVIRONMENT: This is an in-office sales floor. It is loud, competitive, fast, direct, and high-energy. The team is built around urgency, coaching, accountability, and winning. You will be coached directly. You will hear feedback. Your calls will be reviewed. Your KPIs will be visible. Your numbers will matter. This is not a corporate office where people hide behind meetings. This is a sales team. The right person will find that exciting. The wrong person will find it overwhelming. YOU WILL THRIVE HERE IF YOU ARE: Competitive without being toxic. • Confident without being cocky., • Coachable without needing to be coddled., • Persuasive without being manipulative., • Fast-moving without being careless., • Direct without being disrespectful., • Resilient when sellers reject you, challenge you, or get emotional., • Hungry to improve your sales skills every week., • Comfortable being measured by calls, offers, contracts, profit, and follow-up., • Willing to follow a proven sales process instead of freelancing your own script., • Able to take direction from leadership and teammates without ego., • Motivated by winning, money, growth, and becoming excellent at your craft. YOU WILL STRUGGLE HERE IF YOU: • Avoid making calls., • Need every lead to be warm and easy., • Take rejection personally., • Get defensive during coaching., • Think you already know everything because you have done real estate before., • Have bad habits from another wholesaling company that you refuse to unlearn., • Cannot follow a process., • Need constant motivation from someone else., • Blame leads, pricing, marketing, sellers, or the market before looking at your own activity., • Forget to update the CRM., • Get uncomfortable talking about money., • Cannot make low offers without apologizing., • Want a quiet, low-pressure, predictable sales job. Requirements REQUIREMENTS: • 3+ years of proven sales performance preferred., • High-ticket B2C sales experience strongly preferred., • Experience in real estate investing, home services, roofing, solar, insurance, mortgage, automotive, door-to-door, in-home sales, financial services, hospitality sales, or other high-rejection sales environments is a plus., • Strong phone presence., • Strong listening and discovery skills., • Comfort with negotiation, objection handling, and direct money conversations., • Basic ability to understand numbers, deal spreads, and offer logic., • Comfort using CRM systems, dialers, texting platforms, Google Workspace, Microsoft Office, DocuSign, and basic spreadsheets., • High school diploma required. College degree preferred but not required., • Reliable transportation and ability to work in-office in St. Petersburg, FL., • Clean background and reference checks required. NICE TO HAVES: • Bilingual in Spanish., • Prior experience in commission-based sales., • Experience with distressed sellers, real estate investing, novations, wholesaling, wholetailing, or acquisitions., • Former college athletes, military NCOs, law enforcement, bartenders, or people from other high-pressure, high-communication backgrounds tend to translate well. Benefits COMPENSATION: Your compensation is commission-based, with a $4,000 monthly rolling draw. The $4,000 draw provides consistent monthly income while you build and manage your pipeline. It is an advance against commissions you earn now or in future months. It is not paid in addition to your commissions. Your commissions are calculated as follows: • You’ll earn a 15% commission on the first $150,000 in gross profit you generate each month., • Once you exceed $150,000 in monthly gross profit, you become eligible for a 20% “accelerator bonus” on the gross profit generated above $150,000. Eligibility for the 20% accelerator bonus is tied directly to activity metrics, CRM compliance, and quality-control standards. If you do not meet those standards, gross profit above $150,000 will not qualify for the accelerator bonus. For example, if you generate $200,000 in gross profit during one month and meet all accelerator eligibility requirements: • You’d earn $22,500 on the first $150,000 at the 15% commission rate., • You’d earn $10,000 on the remaining $50,000 at the 20% accelerator bonus rate., • Your total commission earned for the month would be $32,500. The $4,000/month rolling draw you already received is debited against your commission balance. Commissions are calculated monthly and paid in arrears based on the previous month’s performance. Productive Home Buying Specialists can expect to earn approximately $120,000 to $144,000 per year. Top producers can earn more than $200,000 per year. These figures are not guaranteed and depend on your production. This is a results-based sales role. Your income will depend on your ability to follow up consistently, negotiate, make offers, and close profitable deals. This role is not a fit for someone seeking a guaranteed long-term salary that is unrelated to performance. OUR HIRING PROCESS: Qualified candidates should expect a structured process that may include: • Initial screening, • Multiple sales-focused interviews, • Multiple behavioral and cognitive assessments, such as Predictive Index, Working Genius, etc., • Mock sales call or role play, • Culture and values interview, • Final interview with company leadership and team HOW TO APPLY: We are not looking for the best resume. We are looking for the right person for this specific sales floor, pace, and opportunity. If you are a proven B2C sales professional in the St. Petersburg / Tampa area that is hungry, coachable, competitive, and ready to be measured by production, apply now and show us why you should be trusted with serious seller opportunities.
