DEFINTION: Under the general supervision of the Facilities Supervisor and Facilities Managers, the Assistant Supervisor is responsible for providing general support and leadership to the Facilities associates, to include overseeing shifts on the Supervisor’s days off and in support of other leadership initiatives as deemed necessary. DISTINGUISHING CHARACTERISTICS OF WORK AND ESSENTIAL ATTRIBUTES • A highly functional Assistant Supervisor is an organized self-starter with ability to learn quickly, work autonomously, takes initiative, and is skillful at prioritizing and juggling multiple demands simultaneously., • They are expected to have a keen understanding of all the roles within the Facilities Department, and thorough knowledge of the properties and equipment used within Kemper Development., • A successful Assistant Supervisor will have a positive and polished presence with a strong work ethic., • They are a resourceful, motivated, team player with strong interpersonal and written communication skills., • They will exercise a keen attention to detail, and sense of urgency toward completing tasks in a timely manner., • A high performing Assistant Supervisor will use sound judgement, remain calm in stressful situations, and make ethical decisions with the best interest of our colleagues, residents, guests, and tenants in mind., • An effective Assistant Supervisor will excel at collaborating inter-departmentally., • Use good judgement in communicating with and supporting our tenants, guests, and residents., • Proficient in the English language and communicating concepts, ideas, and instruction effectively., • Good organizational skills., • Savvy in navigating technology, to include KDC platforms, I-phone, Microsoft Office (Outlook, Word, Excel, PowerPoint), Adobe, and savvy navigating the internet., • Exercise sound judgement as it relates to the management of a team., • Perform basic trouble shooting with mechanical systems, to include common tools and machines used in our Facilities Department., • Proficient at training associates in the proper use of tools, machines and chemicals used in the Facilities Department., • Lead by organizing own work, coordinating projects, setting priorities, meeting deadlines, and following up on assignments with minimal direction and supervision., • Improve operational efficiencies within the Facilities Department and interdepartmentally., • Communicate all policy and procedural changes and promote consistency in all Facilities processes/procedures., • Exercise emotional intelligence in interpersonal interactions, exhibiting sensitivity, tact, and professionalism., • Providing support at your assigned building(s), to your immediate Supervisor, and other Supervisors as needed., • Drive results within your team., • Be responsive to our internal and external customers with a “can-do” attitude., • Partner with the Facilities leadership team in carrying out special projects as needed., • Complete Building Engine Work Orders, and Calls from Control in a timely manner., • Ensure each property’s signage, presentation, and communication is branded to KDC specifications., • Order supplies as needed., • Ensure all “pass-down” calendar (information) is communicated to all relevant parties., • Ensure all departmental calendars (vacation, rotating services/cleanings, etc.) are up to date., • Manage key and radio inventory, communication any irregularities., • Flexibility to assist or supervise any of the respective Facilities shifts as needed., • Ensure our partner tenants and vendors are meeting performance expectations and following KDC guidelines., • Address and communicate all operational opportunities through your up-line, and to Facilities Department leadership., • Correct timeclock punches where/when necessary., • Foster positive relations across a culturally, generationally, nonbinary, and diverse intersection of colleagues, residents, guests, and tenants. EDUCATIONAL, TRAINING, AND EXPERIENCE QUALIFICATIONS Education: High School diploma or GED – some college preferred with focus in business management. Experience: 1-2 years of experience in a leadership or supervisory role. 1-2 years of operational experience in a mixed use (retail/residential/office) facility. Must possess a valid Washington State Driver’s License with no major or continuing driving offenses that demonstrate a lack of concern for rules or safety in the last 5 years. Successful candidate will be required to cooperate with and pass a background check, including drug screen.
