Position Overview The Area Revenue Manager is responsible for maximizing revenue by strategically analyzing and managing room inventory, pricing, and distribution channels. This role involves forecasting demand, optimizing pricing strategies, and monitoring market trends to ensure competitive positioning. The Area Revenue Manager will work closely with the sales, marketing, and operations teams to ensure revenue goals are met while delivering a high-quality guest experience. Additionally, the Area Revenue Manager will use data-driven insights to adjust strategies in real-time to improve overall financial performance. Essential Job Duties & Responsibilities Revenue Strategy Development & Implementation • Develop and implement dynamic pricing strategies that optimize room revenue and meet or exceed financial targets, • Create and maintain accurate short-term and long-term revenue forecasts for rooms and other revenue-generating areas, • Evaluate market trends, competitor pricing, and historical performance to inform pricing decisions and distribution strategies, • Adjust pricing and inventory strategies based on demand fluctuations, events, and seasonality to maximize profitability, • Analyze booking patterns and identify opportunities for upselling and cross-selling to increase revenue per guest Inventory Management & Distribution • Manage room inventory across all distribution channels, including online travel agents (OTAs), global distribution systems (GDS), and direct bookings through the hotel’s website, • Ensure room availability and pricing are aligned with demand forecasts and market conditions, • Monitor competitor rates and adjust pricing accordingly to remain competitive in the market, • Work with the sales and marketing teams to ensure special offers, promotions, and packages are optimized for maximum revenue generation Forecasting & Reporting • Prepare daily, weekly, and monthly revenue reports, providing insights into performance trends, forecasts, and key performance indicators (KPIs), • Analyze historical data, booking trends, and occupancy patterns to forecast future demand and make pricing recommendations, • Present reports and analyses to senior management, providing actionable insights and recommendations to improve revenue performance, • Ensure accurate forecasting of group bookings, corporate accounts, and transient business Collaboration & Communication • Collaborate with the sales and marketing teams to align pricing strategies with promotional efforts and marketing campaigns, • Work closely with the front office and operations teams to ensure smooth communication regarding rate changes, availability, and booking patterns, • Assist in the development of special packages and promotions, ensuring they are aligned with the overall revenue strategy, • Provide training and support to staff on revenue management practices and the importance of optimizing pricing and occupancy Revenue Optimization & Analysis • Monitor and analyze key performance metrics such as Average Daily Rate (ADR), Revenue per Available Room (RevPAR), occupancy, and market share, • Identify and implement opportunities to increase revenue, reduce costs, and improve operational efficiencies, • Conduct regular audits of revenue data and ensure accuracy in all reports, ensuring proper alignment with financial goals and standards, • Develop and test new strategies to improve revenue performance and drive results Market & Competitive Analysis • Stay up-to-date with industry trends, competitor activities, and local market conditions that affect pricing and revenue strategies, • Perform regular competitor analysis, reviewing market positioning and pricing to adjust strategies in a timely manner, • Evaluate booking channels and recommend improvements to maximize revenue while reducing distribution costs Budgeting & Financial Oversight • Contribute to the development of the annual revenue budget, ensuring that pricing and revenue goals align with overall business objectives, • Monitor financial performance against the budget and take corrective actions when needed to meet targets, • Support the Director of Revenue Management or General Manager in the development of pricing models and revenue projections for budgeting purposes Education and/or Experience • Bachelor’s degree in business, hospitality management, finance, or a related field required, • 2+ years of experience in revenue management, pricing, or a related field, preferably within the hospitality industry, • Familiarity with revenue management systems (e.g., IDeaS, Rainmaker, or similar) and distribution systems (e.g., OTA, GDS), • Experience with forecasting, budgeting, and financial analysis in a dynamic environment, • Strong understanding of key performance indicators (KPIs) like ADR, RevPAR, occupancy, and market share Skills/Specialized Knowledge • Strong analytical and data-driven decision-making skills, • Excellent attention to detail, especially when working with numbers and financial data, • Ability to work under pressure and meet deadlines while managing multiple tasks, • Strong communication skills with the ability to present data and insights to senior management, • Advanced proficiency in Microsoft Excel, with the ability to analyze and manipulate data effectively, • Ability to think strategically and adjust tactics in response to changing market conditions and business needs, • Knowledge of hotel operations, pricing strategies, and market segmentation Physical Demands • Ability to sit or stand for extended periods of time, • Ability to work in a fast-paced, deadline-driven environment, • Ability to occasionally lift up to 25 pounds, such as event materials
