Job Description A very established property owner is looking for an experienced Project Manager, who oversees planning, coordination, and execution of capital improvements, renovations, tenant improvements, maintenance projects, and property upgrades across a diverse real estate portfolio that includes residential, commercial, industrial, office, and retail assets. This role ensures projects are delivered on time, within budget, and in alignment with ownership’s operational and financial goals. Essential Responsibilities and Requirements as following: • Lead end-to-end project management for capital projects, renovations, and property improvements across all asset types., • Assist the Director of Real Estate and Community Managers as needed., • Coordinates with jurisdictional agencies, utility companies, consultants, design engineers, surveyors, vendors and subcontractors., • Ensure all projects comply with building codes, ADA requirements, environmental regulations, and safety standards., • Interact with the local governing jurisdiction to obtain all required inspections that conform to the master plan approvals., • Develop project scopes, budgets, schedules, and timelines., • Solicit bids, evaluate proposals, and negotiate contracts with vendors and contractors., • Identify project risks and develop mitigation strategies., • Conduct site visits to monitor progress, verify quality, and ensure compliance with plans, codes and safety standards., • Conduct final inspections and ensure proper close‐out documentation, warranties, and as‐built drawings are collected., • Manage all relationships with the Company vendors to obtain a professional and successful relationship., • Track expenditures, approve invoices, and ensure cost control throughout the project lifecycle., • Identify opportunities for cost savings, value engineering, and operational efficiencies., • Oversee contractor performance, enforce contract terms, and resolve issues as they arise., • Thoroughly understand construction activities relating to the project and how those activities are managed through completion., • Provide technical expertise regarding building systems, construction methods, and maintenance planning., • Support due diligence efforts for acquisitions, dispositions, and major redevelopment initiatives., • Ability to maintain the highest level of professionalism, confidentiality and discretion., • Inform the Director of Real Estate of problems associated with construction, vendor and Tenant communication., • Regular attendance of project and property meetings and interaction with Team members., • Works closely with Assistant Director of Real Estate to evaluate financial performance and adherence to budgets of commercial properties., • Inspecting and ensuring commercial properties are well maintained., • Assist in monitoring properties performance relative to pro-forma, where applicable, and incorporate into long term planning., • Assist with long‐term capital planning and property condition assessments., • Coordinate with the Assistant Director of Real Estate & third-party marketing agency in developing and maintaining, market presence, signage, and social media initiatives., • Bachelor's degree in Construction or Engineering or equivalent experience/education in a trade related to the construction of residential dwellings, • High School diploma and minimum of two years experience in a supervisory capacity equal to that of a Project manager, • Must be detail oriented and organized, • Exceptional leadership, management and communication skills (verbal, listening and written), • Thorough knowledge of reading and interpreting blueprints to reproduce the desired results, • Must be proficient with Microsoft Office products, • Must be able to work weekends and holidays if necessary and must possess a valid CADL and be able to travel, • This position requires regular on-site presence at properties, construction sites and company offices, • Remote work is not permitted due to the operational and regulatory demands of the position
