Job Description HVAC Maintenance Technician Job Summary The HVAC Maintenance Technician is responsible for the operation, maintenance, troubleshooting, and repair of heating, ventilation, and air conditioning systems throughout residential apartments, common areas, and commercial spaces. This role ensures all HVAC systems operate safely, efficiently, and in compliance with company standards and applicable regulations. Key Responsibilities • Diagnose, troubleshoot, repair, and perform preventative maintenance on HVAC systems in buildings, apartments, and commercial spaces, • Maintain and service a diverse range of HVAC systems, including Packaged Terminal Air Conditioning (PTAC) and other in-unit packaged systems by Lennox, Chill Master, and Magic Pak, as well as building-wide Reznor gas-fired units for corridor and common-area heating and DOAS (Dedicated Outdoor Air Systems)., • Complete HVAC repairs, system troubleshooting, and preventative maintenance in a timely and efficient manner, • Utilize the company maintenance management system to track HVAC-related work orders, preventative maintenance schedules, inventory, and product replacement histories, • Schedule and perform routine and minor maintenance on all assigned HVAC equipment on a regular basis, • Manage and coordinate HVAC subcontracted service providers; document completed work and evaluate workmanship and product quality, • Review existing HVAC preventative maintenance programs and provide recommendations for improvements, • Replace filters, belts, motors, thermostats, and other HVAC components as needed, • Maintain accurate documentation of all HVAC maintenance, inspections, repairs, and vendor activity, • Coordinate with property management and maintenance staff to minimize resident and tenant disruption, • Participate in an on-call emergency rotation and respond promptly to after-hours and emergency service requests, • Conduct all work with integrity and in accordance with company policies and procedures, as well as all applicable local, state, and federal laws and regulations, • Maintain thorough working knowledge of OSHA, EPA, ADA, Fair Housing, and other applicable regulatory requirements, • Adhere to and communicate HAZCOM standards; ensure MSDS/SDS sheets are current, accurate, and readily accessible, • Maintain proper storage, handling, and disposal of hazardous materials including refrigerants, solvents, flammables, and caustics, • Inspect, maintain, and properly use all tools and equipment to ensure they remain in excellent working condition, • Maintain adequate inventory levels of tools, spare parts, and maintenance materials, • High school diploma or equivalent, • HVAC certification or technical training required, • EPA Universal Certification required, • 2+ years of HVAC maintenance experience in residential or commercial environments preferred, • Experience with PTAC, DOAS, and packaged HVAC systems, • Strong troubleshooting and problem-solving skills, • Ability to follow oral and written instructions accurately, • Ability to maintain effective, cooperative, and professional working relationships, • Strong communication and customer service skills, • Valid driver’s license and reliable transportation, • Ability to work in confined spaces, mechanical rooms, rooftops, and on ladders, • Ability to stand, bend, kneel, and climb for extended periods, • Ability to perform heavy lifting (at least 60 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directed.
