Job Description Title: Floating Maintenance Technician Location: Sacramento first 3 weeks then location will be Antioch CA Compensation: $20 to $23 Per Hour (Depending on Experience) Position Summary As a Maintenance Technician at one of our affordable housing communities, you’ll play a critical role in ensuring the functionality, safety, and comfort of our properties. From daily service requests to preventative maintenance, you’ll support the community by delivering responsive, high-quality work while upholding our company values. Essential Functions General Maintenance & Repairs • Perform a wide range of maintenance tasks including HVAC, plumbing, electrical, carpentry, and appliance repairs., • Promptly respond to resident work orders and ensure repairs are completed professionally and efficiently., • Diagnose mechanical issues and determine the appropriate repair methods., • Replace and install fixtures such as faucets, outlets, lightbulbs, locks, and cabinets., • Provide exceptional customer service by responding to resident concerns with professionalism, empathy, and a commitment to timely resolution., • Conduct regular inspections of property systems including HVAC, electrical, and plumbing., • Complete scheduled preventative maintenance tasks to extend equipment life and minimize breakdowns., • Prepare vacant units for new residents by completing repairs, painting, deep cleaning, and appliance checks., • Maintain cleanliness and functionality of all shared spaces including hallways, lobbies, community amenities, and grounds., • Follow OSHA safety protocols and company guidelines for tool and equipment usage., • Maintain a clean, organized, and hazard-free workspace., • Participate in an on-call rotation for after-hours maintenance emergencies., • Perform after-hours emergency on-call coverage as scheduled., • Be observant for any problems that could be a hazard or potentially dangerous situation for residents, staff, or the public (e.g., pool gates, fencing, lighting, trip hazards, etc.)., • Use small hand tools, gas-powered tools, blowers, power washers, brooms, ladders, scrub brushes, and cleaning solvents, while following proper safety procedures and using required PPE., • Must have reliable transportation to report to work as scheduled and to respond to emergency on-call maintenance needs., • Always display a service-oriented mindset, maintaining professionalism, courtesy, and diplomacy with residents, team members, vendors, and guests., • Ensure excellent service standards are met to maintain a high level of resident satisfaction. Qualifications Education & Experience • High school diploma or equivalent required, • 2+ years of hands-on property maintenance experience (affordable housing experience a plus), • Strong problem-solving skills across multiple trade areas, • Ability to prioritize tasks and work independently with minimal supervision, • Excellent communication and interpersonal skills, • HVAC Certification, • EPA Certification for refrigerant handling Work Environment & Physical Requirements This role requires regular physical activity and the ability to safely perform maintenance tasks both indoors and outdoors. You must be able to: • Be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (up to 50 lbs.), climbing ladders/stairs, and walking on rooftops, • Operate small-motorized equipment requiring manual dexterity (e.g., repetitive hand/wrist, gripping, and elbow motion), • Maintain normal hearing, vision, color discrimination, and depth perception to operate equipment safely, • Wear appropriate PPE including goggles, gloves, and masks, • Adapt to routine procedures with occasional deviation as needed, • Maintain excellent public-facing and interpersonal skills, • Work in various outdoor conditions including heat, cold, damp, and rain, • Manage occasional exposure to common property maintenance hazards such as chemicals, machinery, and power tools, • Minimize risk through adherence to safety training and company procedures
