Our mission is to continuously evolve the worlds most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and builtdriving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects. To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond. We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development. The foundation for our success is firmly in place. SUMMARY OF POSITION The Project Superintendent will be an instrumental member of Impact Housings construction team, which is fully responsible for the execution of its real estate development projects. The Project Superintendent will oversee construction of projects in the field, providing leadership to the trades to ensure a successful and timely completion of the projects. Specifically, the Project Superintendent will be responsible for: KEY RESPONSIBILITIES • Overall supervision of all project field construction, including its organization, planning, coordination and scheduling., • Implement Lean Construction methodologies., • Demonstrates expert knowledge of all subcontract documents, drawings, and specifications and to develop the on-site plans and procedures for the implementation of the work., • Plan the construction program, including procedures, plant layout, equipment, manpower and temporary construction services, and review the program with the Project Manager., • Take a lead role under the direction of the Senior Project Manager or Project Executive in creating the project schedule. Microsoft Project computer skills are required., • Responsible for the preparation of detailed area and trade schedules, to keep them properly updated, and to see that the job does everything feasible to meet the required dates., • Coordinate, and direct when necessary, the activities of inspection agencies and to effect remedial actions indicated by the reports of these agencies., • Handle all job labor relations, obtaining help when necessary from the Project Manager or appropriate labor relations representative., • Assist in the timely preparation of KCS Wests monthly requisitions and to see that they are promptly reviewed and approved, if required, by the Client's field representative., • inlead the implementation of project-specific safety and accident prevention programs and maintain safe work areas through regular job-site inspections, • Review and understand material and labor budgets, • Review and understand equipment budgets, • Monitor project costs and identify areas for improvement, • Provide leadership in quality process, • Document daily construction activities, • Chair weekly subcontractor coordination meetings, • Assist Project Engineers in review of Shop Drawing and Submittals, • Assist Estimating in bidding opportunities and Preconstruction services, • Verify that As-Built drawings are kept current QUALIFICATIONS • 15+ years of building construction experience; 5+ year supervising all phases of ground up multi-family residential construction projects, • Must have experience with Type III & IV multifamily, residential projects, • Extensive knowledge of construction scheduling, line and grade (survey), shoring, mass excavation, concrete, steel and wood structural systems, building envelope, MEPS systems and engineering principles and techniques., • Working knowledge of various construction methods and materials, their characteristics, installation procedures and tolerances., • Demonstrates management, leadership, and interpersonal skills all leading to team building., • Understands that completing a successful construction project requires a fully coordinated team effort., • Modular experience is a plus., • Expert at planning, directing and coordinating trades, • Knowledge of San Diego trades and permit process a plus, • Solid computer skills, with a working knowledge of MS Office., • This position summary is a summary and not a complete representation of the position; the essential function of the position may change as duties are assigned.
