approaching £5m .The important distinction is the level of ownership. You will be expected to understand what is happening technically, commercially and operationally across your projects and to actively manage the process rather than simply report progress.Your responsibilities will include: Taking full ownership of mechanical projects from handover through to completionManaging and progressing the mechanical design throughout the projectReviewing drawings, specifications and technical informationIdentifying design issues and developing practical solutionsDriving of the design process, identify potential problems and develop solutions with the wider project team. That includes understanding value-engineering opportunities and being capable of proposing practical alternatives rather than simply passing technical issues back to the consultant.Experience across different building types would therefore be particularly valuable.Relevant sectors could include:Commercial officesEducationHealthcareLaboratoriesClean roomsStudent accommodationResidentialOther technically demanding building services environmentsYou do not need experience across every sector, but exposure to several different project types is likely to have created the breadth of technical and delivery experience required for the role.Genuine Project Management Experience The client is particularly interested in depth of experience actually operating as a Project Manager .Ideally, you will have around 10 years' experience working at Project Manager level , managing mechanical building services projects of comparable size and complexity.Someone may have 20+ years within the mechanical industry, but experience progressing through pipefitting, plumbing and site personally been responsible for:Design managementProgrammeProcurementCommercial decisionsClient relationshipsSubcontractor performanceTechnical problem-solvingProject riskDelivery through to commissioning and handoverIn short, someone who has run projects , rather than predominantly managed the site element of them. Why This Role Exists The business has a strong orderbook and a number of projects either starting or progressing through pre-construction and delivery across London. They are strengthening the team with an experienced individual who can take responsibility for their own projects and become a key part of the London operation. They need somebody senior enough to be trusted with the complete delivery process. That means understanding the technical detail, appreciating the commercial consequences of decisions, controlling the programme and being confident enough to represent the company directly with clients, consultants and main contractors. What Makes It Different This is a hands-on Project Management role where you will have genuine responsibility and visibility. You will not be several layers removed from your projects or restricted to reporting information upwards. You will have the autonomy to make decisions, solve problems and influence how projects are designed, procured and delivered. The opportunity offers:Mechanical projects ranging from Mechanical Project Manager / Senior Mechanical Project Manager London | Up to £90,000 + Benefits The Company Our client is an established mechanical building services contractor delivering a varied portfolio of projects across London and the surrounding areas. Their work covers a broad range of mechanical services including HVAC, air conditioning, refrigeration, heating, cooling, ventilation, plumbing and associated building services installations, with projects typically ranging from around £250k through to £5m in value . The business has a strong pipeline of work and is continuing to grow its London delivery team. They are now looking for an experienced Mechanical Project Manager, or potentially a Senior Mechanical Project Manager, who can take genuine ownership of projects and manage them from initial handover through to completion. This is a hands-on project management role. They want someone who enjoys being involved in the detail, understands what is happening on site and is comfortable driving the whole delivery process rather than managing projects from a distance. The Role You will take responsibility for the successful delivery of mechanical building services projects across London. Depending on your experience, this could mean managing a number of smaller projects in the £250k-£1m range , one or two projects around £2m-£4m , or taking responsibility for a larger mechanical package approaching £5m . The important thing is that you are comfortable taking ownership, managing the process and making sure the project gets delivered properly. Your responsibilities will include: Taking ownership of mechanical projects from handover through to completion Reviewing drawings, specifications and project requirements Planning and programming works Coordinating design information and resolving technical issues Supporting and contributing to HVAC&R system design and design development Managing procurement, materials, plant and subcontractors Managing site teams and supervisors Monitoring progress against programme and managing competing priorities Managing project costs, variations and commercial performance Attending and leading client and project meetings Working closely with consultants, main contractors and the wider project team Identifying technical, programme and commercial risks early Developing practical solutions to project and site issues Managing quality, testing and commissioning Maintaining strong health, safety and environmental standards Driving projects through completion, handover and close-out Maintaining clear project records, programmes, reports and documentation The projects will involve a mixture of HVAC&R and wider mechanical building services systems, so a good practical understanding of mechanical installations and how projects actually come together on site is important. Why This Role Exists The business has a strong orderbook and a number of projects either starting or moving through the pre-construction and delivery stages across London. They are looking to strengthen the team with someone who can take responsibility for their own projects and become a key part of the London operation. This isn't necessarily about finding someone who has already managed £5m projects throughout their career. Someone who has successfully delivered projects in the £500k, £1m, £2m or £3m range and is ready to take on larger schemes could be equally interesting. What matters more is that you understand project delivery, are commercially aware, technically credible, organised and prepared to get involved when required. What Makes It Different This isn't a role where you will be several layers removed from your projects. You will have genuine ownership of delivery and the opportunity to influence how projects are planned, managed and completed. You will work closely with senior management and have the autonomy to make decisions, solve problems and drive your projects forward. The opportunity offers: Projects ranging from approximately £250k to £5m A varied pipeline of mechanical building services work Genuine ownership of your projects Direct access to senior decision-makers A hands-on project management environment Strong support from engineering and site teams The opportunity to take on progressively larger projects Long-term career progression as the London operation continues to develop It could particularly suit someone currently working within a larger contractor who wants more ownership and visibility, or a strong Mechanical Project Manager who feels ready to step towards Senior Project Manager level. What You'll Need You will need proven experience in mechanical building services and ideally HVAC&R project management , with the ability to take responsibility for the day-to-day management of your schemes. You should be able to demonstrate: Experience managing mechanical building services or HVAC&R projects A strong understanding of mechanical installations Experience managing projects from planning through to commissioning and handover Experience in the design and/or project management of one or more mechanical disciplines The ability to manage programmes, procurement, resources and competing priorities Good commercial awareness and an understanding of project financials Strong problem-solving skills with a practical, solution-focused approach Experience managing subcontractors and site teams Confidence dealing directly with clients and main contractors The ability to understand drawings, specifications and technical information The ability to work independently, use initiative and make decisions Strong organisational and time-management skills Excellent written, verbal and digital communication skills Good attention to detail and a process-driven approach A positive, proactive and professional attitude The ability to work independently as well as part of a wider project team A good understanding of construction health, safety and environmental requirements Competence with IT systems including Microsoft Project, Excel, Word and mobile-based project systems Desirable Technical Experience Experience in the design and/or project management of one or more of the following would be particularly useful: Ventilation Air conditioning Refrigeration Heating Plumbing Electrical services You do not necessarily need to have managed £5m projects previously. Strong experience successfully delivering smaller projects and the capability to step up in value will be considered. The Package The client is prepared to offer: Up to £90,000 basic salary , depending on experience Company benefits Pension Holiday entitlement Training and professional development Genuine opportunities for progression The package will depend on experience and whether you are joining at Project Manager or Senior Project Manager level. Interested? You don't need to have made a decision to leave your current employer. An initial conversation can be completely informal and confidential and will give you the opportunity to understand the projects, team and longer-term opportunity before deciding whether you would like to take things any further.
