Our projects include residential conversions, refurbishments, new-build schemes and build-to-rent developments.Unlike a traditional developer that simply appoints third-party contractors, Lotus Living is actively involved in the delivery of its own projects. We take a hands-on approach from acquisition and planning through to construction, completion and handover. This allows us to maintain control over quality, programme, cost and the overall finished product.As the business continues to grow, we are looking to recruit an experienced Construction Project Manager to help manage the delivery of our projects and ensure they are completed efficiently, commercially and to the standard expected by the business.The RoleThe Construction Project Manager will take ownership of projects from pre-construction through to completion and handover.This is a key position within the business and would suit someone who understands construction delivery, can manage multiple workstreams, and is confident taking responsibility for programme, cost, quality, consultants, subcontractors and site teams.You will work closely with the directors, consultants, contractors, subcontractors and internal team to ensure projects are properly programmed, procured, managed and delivered.The successful candidate will be hands-on, commercially aware and capable of driving projects forward without needing constant supervision. You will be expected to identify issues early, provide solutions, and keep the directors fully informed through clear reporting and regular site updates.The candidate will need to be well versed with ordering utilities for a project, placing the order in a timely manner and ensuring best value for money to ensure utilities do not delay the project.Key ResponsibilitiesThe role will include:Managing construction projects from pre-construction stage through to practical completion and handover.Preparing, reviewing and managing project programmes to ensure key milestones are achieved.Coordinating and managing trackers of architects, structural engineers, M&E consultants, building control, approved inspectors and other professional teams.Managing subcontractors, suppliers and site teams to ensure works are delivered on time, within budget and to the required standard.Carrying out regular site visits to monitor progress, quality, health and safety, programme, subcontractor performance and overall site activity.Preparing clear weekly site visit reports with photographs, action points, responsible parties and target dates.Providing weekly project reports to the directors, including progress updates, programme status, key risks, delays, variations, procurement matters, health and safety items and any decisions required.Tracking outstanding actions from each site visit and ensuring these are followed up until completed.Reviewing drawings, specifications and construction information to identify issues early and keep projects moving.Overseeing procurement, tendering and appointment of subcontractors and suppliers.Monitoring project costs, variations, valuations and commercial risks.Chairing project meetings and preparing clear progress updates for the directors.Managing site progress, quality control, health and safety compliance and general site coordination.Ensuring works are delivered in line with approved drawings, building regulations, planning conditions and company standards.Identifying risks, delays and issues early, and putting solutions in place to keep projects moving.Maintaining clear communication between site teams, subcontractors, consultants and directors.Working with the wider team to manage handover, snagging, certification and completion documentation.Maintaining strong relationships with consultants, subcontractors, local authorities, building control and other key stakeholders.The CandidateWe are looking for someone with strong construction knowledge and a proven track record of delivering residential or mixed-use projects.The ideal candidate will be organised, proactive and commercially minded, with the ability to manage both the detail and the bigger picture.You should be comfortable working in a fast-paced environment where you will be expected to take ownership, make decisions and drive projects forward.This role requires someone who is confident visiting sites, challenging progress where required, managing subcontractors and consultants, and providing clear weekly updates to senior management.Experience RequiredThe successful candidate should have:Previous experience as a Construction Project Manager, Project Manager, Contracts Manager, Site Manager or similar role.Experience delivering residential, mixed-use, conversion, refurbishment or new-build projects.Strong understanding of construction sequencing, programming and project delivery.Ability to read and understand drawings, specifications and technical information.Experience managing subcontractors, suppliers and consultant teams.Good commercial awareness, including understanding of budgets, variations, procurement and cost control.Strong communication and leadership skills.Ability to manage multiple priorities and solve problems quickly.Good knowledge of health and safety requirements and general construction compliance.Experience preparing progress reports, site reports, action trackers or project updates.A hands-on approach and willingness to take responsibility for project outcomes.Desirable ExperienceExperience working for a developer, main contractor or construction company delivering its own projects.Experience with residential conversions, permitted development, build-to-rent or apartment schemes.Understanding of planning conditions, building control, utilities, fire safety and handover requirements.SMSTS, CSCS or relevant construction qualifications would be beneficial.Experience managing multiple live sites.What We Are Looking ForWe are looking for someone who
