RESTORATION SITE MANAGER Reports to: Contract Manager Office location: London Project locations: London and Southeast The Company The A S Ramsay Group are award-winning building contractors based in London and the Southeast. Our Work Focus • Restoration: External mansion block repair schemes and internal common-part refurbishment., • Cladding Remediation: Design and build contracts replacing combustible cladding to residential high-rise buildings., • Fire Compartmentation: Certified fire door installation, repair and maintenance, as well as compartmentation schemes and installation of fire detection and suppression systems. Job Purpose The Restoration Site Manager is responsible for the day-to-day management and successful delivery of the Company’s restoration projects, with a particular focus on external mansion block repair schemes and internal common-part refurbishment. The role involves managing site activities, subcontractors, programme, quality, health and safety, materials and site records while ensuring works are completed in accordance with the contract, specification and required A S Ramsay standards. As many restoration projects are undertaken within occupied residential buildings, the Restoration Site Manager will also play an important role in maintaining positive relationships with residents, clients and other stakeholders and ensuring disruption is managed professionally. The Restoration Site Manager will be the first point of responsibility for the day-to-day delivery of the project, supported by the Contract Manager, and should be capable of dealing with site queries and escalating matters where required. The role will also support the training and development of other members of the production team by sharing knowledge, experience and good working practices. Main Duties • Manage the day-to-day delivery of restoration and refurbishment projects., • Understand the project scope of works, drawings and specifications and ensure works are delivered accordingly., • Plan weekly site activities, including labour, subcontractors, materials and access requirements., • Coordinate subcontractor start dates and manage their site activities, progress and quality of workmanship., • Monitor the quality of restoration works and ensure appropriate standards are maintained throughout the project., • Coordinate external repair and refurbishment activities associated with mansion blocks and similar residential properties., • Manage internal common-part refurbishment works where included within the project., • Ensure works within occupied buildings are properly planned to minimise disruption to residents., • Act as a key liaison between residents, clients, subcontractors and the A S Ramsay project team., • Work closely with Resident Liaison Officers where applicable to ensure residents receive appropriate information regarding planned works., • Responsible for monitoring health and safety on site and the implementation and execution of the Construction Phase Plan and Health and Safety File., • Identify the requirement for subcontractor site-specific and work-specific RAMS, review their suitability and ensure appropriate information is issued on site., • Ensure appropriate site inspections, records and quality documentation are completed., • Upload all required site records to LetsBuild/Boris and SharePoint., • Produce weekly project updates through LetsBuild or Boris in accordance with the Project Plan., • Assist with quantifying and scheduling works during the contract., • Assist with the measurement and valuation of subcontractor works using templates provided by the Contract Manager., • Work within the agreed project budget and identify opportunities to reduce costs without compromising quality, safety or programme., • Assist with the selection and briefing of subcontractors for mid-contract variations and obtain competitive quotations to achieve best value., • Identify variations, additional works and potential instructions as early as possible., • Identify instructions required and follow these up with the Contract Administrator through the weekly reporting process., • Identify Provisional Sums and Provisional Quantities early and ensure instructions are requested promptly., • Monitor the programme and identify potential delays or issues that could affect completion., • Coordinate deliveries, access, storage and site logistics., • Ensure appropriate protection is provided to existing building finishes, residents' areas and completed works., • Maintain high standards of housekeeping and professional site presentation., • Assist with snagging, defects and the completion/handover process., • Ensure works are progressed to achieve contractual and internal project deadlines., • Attend site meetings and provide accurate information regarding progress, programme, quality and site issues., • Maintain a professional, approachable and service-focused presence on site. Person Specification • Construction-based qualification at Level 3–7 or equivalent relevant industry experience., • Appropriate CSCS Site Management qualification/card., • SMSTS., • First Aid at Work., • Asbestos Awareness., • Minimum 2 years' experience in a Site Manager or similar construction management role., • Previous experience in restoration, refurbishment, external repairs or occupied residential projects is highly desirable., • Experience managing subcontractors and multiple trades., • Good understanding of building technology and traditional construction., • Ability to understand drawings, specifications and scopes of work., • Good understanding of health and safety requirements within a construction environment., • Ability to plan, coordinate, monitor and accurately record site activities., • Strong quality-control and attention-to-detail skills., • Excellent communication and presentation skills., • Ability to communicate professionally with residents, clients, consultants and subcontractors., • Good organisational and problem-solving skills., • Commercial awareness and an understanding of the importance of programme and cost control., • Drive to succeed within a modern and growing company.
