    £40000–£130000 yearly
    Full-time
    London

Construction Project Manager – Domestic Building Projects £40,000–£130,000 depending on experience and performance + uncapped project commission We are looking for an experienced Construction Project Manager to take ownership of domestic building projects from initial site visit through to successful completion. Our projects include: • Home extensions, • Loft conversions, • Full and partial property renovations, • Internal remodelling and refurbishment Typical contract values range from £40,000 to £250,000, with an average project value of approximately £70,000. This role is designed for someone who wants the independence and earning potential of running projects without having to worry about finding customers, generating leads, running sales calls, issuing contracts, chasing invoices or managing back-office administration. We find the work and run the back office. You deliver the projects. How the role works The company generates enquiries and works with homeowners to understand their plans, budget and project requirements. Once we identify a promising opportunity, you will: 1. Visit the property and meet the client in person., 2. Discuss the proposed work in detail., 3. Assess the site and identify potential risks or challenges., 4. Scope the work and prepare an accurate, commercially viable quotation., 5. Support our internal team with any technical questions required to close the project. Our internal team then takes over the sales process, follows up with the customer, issues contracts and closes the project. Once the project is secured, you take responsibility for delivering it from start to finish. Focus on delivery, not administration We take care of the back office, including: • Lead generation, • Initial customer qualification, • Sales calls and follow-up, • Customer contracts, • Billing, • Invoicing, • Payment collection, • General administration You are not expected to spend your time finding work, chasing paperwork, issuing contracts or collecting money. Your focus is on: • Meeting clients, • Understanding and pricing projects, • Planning the work, • Organising contractors and trades, • Managing day-to-day project delivery, • Controlling costs and programme, • Maintaining a strong relationship with the client, • Ensuring work is delivered to a high standard You look after the contractors, the client and the project. We look after everything around it. Your responsibilities You will be responsible for the successful delivery of your projects, including: • Visiting prospective projects and meeting homeowners, • Understanding the client's requirements, • Accurately scoping and pricing work, • Preparing project budgets and quotations, • Planning the works and creating realistic programmes, • Organising labour, subcontractors, trades and materials, • Ensuring the right contractors are on site at the right time, • Managing and supervising contractors, • Monitoring the quality of work, • Managing project costs, budgets and margins, • Monitoring progress against programme, • Identifying and resolving issues quickly, • Managing variations and changes to scope, • Keeping clients informed throughout the project, • Maintaining a positive client relationship, • Ensuring sites are organised, safe and professionally managed, • Managing snagging and project completion, • Delivering an outcome the client is genuinely happy with You will have considerable freedom over how you organise and deliver your projects. You will not be micromanaged. We care about the outcome: quality, happy clients, projects delivered efficiently and strong commercial performance. What is in it for you? £40,000–£130,000 + uncapped commission Salary will range from £40,000 to £130,000, depending on experience, capability and performance. On top of this, you will receive uncapped commission linked directly to the profit generated by the projects you manage. There is no ceiling on commission. The more work you successfully manage, and the more efficiently and profitably you deliver it, the more you can earn. No need to find your own work One of the biggest challenges of running a construction business is keeping the pipeline full. We take that problem away. Our team generates the enquiries, qualifies customers and runs the sales process. We can generate as much work as you are capable of successfully delivering. Whether you want to manage £60,000 or £6 million of construction work, we want the limiting factor to be your ability to deliver rather than our ability to find projects. No back-office burden Contracts, billing, invoicing, payment collection, sales and administration are handled internally. That allows you to spend your time where you add the most value: on site, with contractors and with clients. Be your own boss The role is largely self-directed. You will have significant freedom over how you organise your time, manage your contractors and deliver your projects. We are looking for someone who wants responsibility rather than someone who needs constant supervision. How the numbers work Our average project is approximately £70,000. A well-run project should achieve at least a 20% profit margin, with 30% or more achievable on strong projects. That means a £70,000 project could generate: 20% Margin30% Margin Contract value £70,000 £70,000 Project profit £14,000 £21,000 Your commission is linked to the profit generated by the projects you manage. A project of this size should take no more than six weeks when properly planned, resourced and managed. There is also no reason an experienced and organised Project Manager cannot oversee multiple projects at the same time. That is where the earning potential becomes significant. Run more projects. Maintain strong margins. Deliver excellent work. Earn more commission. There is no commission cap. By the numbers • Project values: £40,000–£250,000, • Average project: approximately £70,000, • Target minimum project margin: 20%, • Strong projects can achieve approximately 30%+, • Typical £70k project duration: no more than six weeks, • Average conversion following a qualified site visit: approximately 20%, • Approximately five suitable site visits generate one secured project, • Salary: £40,000–£130,000, • Uncapped project commission, • Commission directly linked to project profitability, • Ability to manage multiple projects simultaneously, • As much work available as you are capable of successfully delivering Who we are looking for This role would suit an experienced: • Construction Project Manager, • Contracts Manager, • Construction Manager, • Site Manager, • Residential Project Manager, • General Builder looking to move into project management You should understand both the practical and commercial sides of domestic construction. Problems happen in construction. We are looking for someone who identifies them quickly, communicates clearly and gets them solved. This role will not suit you if This probably isn't the right opportunity if: • You need to be closely managed, • You regularly allow projects to drift over budget, • You struggle to maintain programme, • You avoid difficult conversations with clients or subcontractors, • You produce vague or inaccurate quotations, • You don't understand project profitability, • You compromise on quality to make a job easier, • You wait for somebody else to solve problems We want someone commercially minded who takes pride in delivering great work. LOOKING FOR PRIVATE FRENCH AND SPANISH TUTORS We are a small, locally run language school offering classes in French and Spanish to adult learners who are seeking to learn as a hobby. We offer relaxed, fun and sociable classes in small groups. We use a well-structured and professionally designed course, however unlike traditional colleges, our courses do not have heavy writing and grammar components and are intended to appeal to people who would like to take a light-hearted, conversation-based approach to acquiring language skills. Our classes are as much fun for students as they are for the teachers using our delightful, interactive method. We are looking for two to four tutors to teach our French and Spanish classes respectively. This will entail teaching around four evening classes a week in our face to face classes in Swiss Cottage, four morning classes in Hampstead, and potentially four afternoon classes in Camden. Each class is 90 minutes long. The classes will start week 14th September and run for 11 weeks inclusive of a 1 week half term, ending in week 23rd November. Each tutor has the freedom to teach as many classes as they are able to and that are available to teach, as long as they can commit to the full 11 week term per class. The classes will be beginner, improver, intermediate and advanced level. We offer a fully resourced curriculum with clear learner progression. We use a unique teaching method designed by Language for Fun. The tutor will be expected to attend 8 hours of training with the first training session taking place on September 13th. They will also be offered ongoing classroom support over the term. Whilst prior teaching experience is an advantage, it is not essential as our method is comprehensive and provides a simple, easy to follow model for teaching. You do need a lot of passion for the language you’re teaching and a love for sharing the language with others and helping them learn. There will be two monthly social events for French and Spanish respectively which the tutor will also run in October and November. To start September 2026. If you can offer the following we will be interested in talking to you: • Fluent Spanish or French (C1 Level), • Teaching or other relevant experience, preferably a teaching qualification but not essential., • A warm, charismatic, friendly and engaging manner., • Independent worker and some experience working self-employed would be beneficial., • Proactive and determined to help students learn., • Open to learning a new teaching method for teaching languages to adults in a conversation-based way., • Right to work in the UK., • Please note this is on a self-employed basis and students are not eligible for this type of contract under UK employment law so please do not submit an application if you are an international student. If this sounds like a good fit for you, please get in touch with Jayanti to arrange a friendly chat.
