Overview The Cluster Maintenance Manager is responsible for overseeing and managing the maintenance operations across multiple hotel properties within the cluster, ensuring that all facilities are maintained to the highest standards of safety, functionality, and luxury brand expectations. This role plays a critical part in delivering an exceptional guest experience by ensuring that all mechanical, electrical, plumbing, and structural systems are operating efficiently and reliably. The manager leads a team of skilled technicians and coordinates with external contractors to execute both reactive and preventive maintenance programs. They work closely with hotel leadership, including front office and housekeeping teams, to promptly resolve maintenance issues and uphold the aesthetic and operational integrity of the properties. In addition to managing daily operations, the Cluster Maintenance Manager is responsible for budget control, inventory management, regulatory compliance, and energy conservation initiatives. They also play a key role in emergency preparedness and response, ensuring the safety and well-being of guests and staff. This position requires strong technical expertise, leadership capabilities, and a proactive approach to problem-solving, with a commitment to maintaining the luxury standards and operational excellence of the hotel cluster. Responsibilities Oversee and manage the day-to-day operations of the maintenance department, including HVAC, electrical, plumbing, carpentry, and general building maintenance. Ensure all maintenance requests and issues are addressed promptly and effectively to minimize guest disruption and maintain high service standards. Collaborate with the front desk and housekeeping teams to promptly address and resolve any maintenance issues reported by guests. Uphold the hotels luxury brand standards in all maintenance activities, ensuring the propertys appearance and functionality exceed guest expectations. Maintain the mechanical and electrical services, architectural content and decorative finishes to the existing high standards. Develop and implement a preventive maintenance program to ensure the propertys equipment and facilities are well-maintained and in optimal working condition. Leading and managing maintenance teams as well as external contractors to enable safe, efficient and effective. Monitor and control maintenance expenses, including labour, materials, and contracted services. Maintain inventory of tools, supplies, and spare parts, ensuring the availability of critical items. Lead, train, and supervise a team of maintenance technicians, ensuring they deliver high-quality work in a timely manner. Conduct regular performance evaluations, provide feedback, and foster a positive work environment that encourages teamwork and professional growth. Ensure that the team adheres to all hotel policies, safety protocols, and industry regulations. Ensure the property complies with all local, state, and federal regulations related to building safety, fire codes, and environmental standards. Conduct regular safety inspections and audits, implementing corrective actions as necessary to mitigate risks. Coordinate with external inspectors and service providers to ensure all certifications and inspections are up to date. Keep detailed records of maintenance projects, expenses, and any issues that arise. Implement and monitor energy conservation initiatives to reduce operational costs and environmental impact. Analyse energy consumption patterns and recommend improvements to enhance efficiency without compromising guest comfort. Leads the emergency response team along with the Head of Technical Services and General Manager during crisis. Skills and Qualifications Bachelors degree in engineering, Facilities Management, or a related field preferred Minimum of 3 years of experience in maintenance management, preferably in a luxury hotel or high-end hospitality environment Strong technical knowledge in HVAC, electrical, plumbing, and building systems. Excellent leadership and team management skills. Proven ability to manage budgets and control costs. Strong problem-solving skills with a proactive and detail-oriented approach. Excellent communication and interpersonal skills, with the ability to interact effectively with guests, team members, and external vendor. Familiarity with building codes, safety regulations, and environmental standards. Proficient in using maintenance management software and other relevant tools. Ability to work flexible hours, including evenings, weekends, and holidays as needed. Working Conditions Flexibility to work shifts, including weekends, holidays, and evenings, as required. Ability to work in a fast-paced, high-pressure environment. Physical demands such as being on the feet for long periods of time and manual handling.
