Job Description CONSTRUCTION PROJECT MANAGER – LANDSCAPE DESIGN-BUILD A Brooklyn-based landscape design-build company specializing in high-end urban outdoor environments is seeking a detail-oriented and proactive Construction Project Manager to oversee subcontractor coordination, material procurement, and financial tracking in support of seamless project execution. Reporting directly to ownership and senior management, this role plays a critical part in aligning subcontractor operations with our in-house build teams, ensuring projects move smoothly, efficiently, and with the highest quality standards. Position Summary The Construction Project Manager is responsible for coordinating subcontractors, managing schedules, and ensuring that materials, quantities, and orders are planned in advance of field operations. This role ensures that both practical and financial aspects of subcontracted work are carefully managed—from order tracking and payment approvals to troubleshooting issues on-site. Acting as a liaison between clients, subcontractors, and internal teams, the Construction Project Manager ensures clarity, accountability, and effective communication across all parties. Responsibilities Include, but are not limited to: · Subcontractor Management · Source, vet, and oversee subcontractors for specialized trades. · Ensure subcontractor work aligns with project specifications, quality standards, and schedules. · Negotiate scopes, monitor compliance with contracts and contract values, and track progress in real time. · Material Procurement & Scheduling · Prepare detailed take-offs and material order lists in advance of construction phases. · Coordinate timely delivery of materials and equipment to support uninterrupted field operations. · Maintain accurate procurement logs, delivery schedules, and inventory oversight. · Financial Oversight · Manage subcontractor invoicing, verify completion of work, and track payment approvals. · Maintain accurate cost logs and contribute to budget forecasting and reporting. · Identify cost-saving opportunities while safeguarding quality and project integrity. · Client & Team Liaison · Serve as point of contact for clients on subcontractor-related matters, schedules, and updates. · Facilitate communication between ownership, internal crews, and subcontractors. · Proactively address challenges, delays, or site conditions with practical solutions. · Project Tracking & Reporting · Update project schedules and ensure subcontractor timelines are aligned with overall build strategy. · Maintain detailed project documentation, including change orders, daily logs, and status reports. · Report regularly to management on project progress, risks, and corrective actions taken. Required Qualifications · 5+ years of experience in construction project management, preferably within a design-build or landscape construction setting. The ability and knowledge to physically build · Strong knowledge of subcontractor management, procurement, and construction sequencing – the ability for “hand-on leadership” - is a prerequisite. · Possesses strong fabrication skills in carpentry, metalworking, and related trades, with the ability to independently or collaboratively produce specialty project components—supporting crews by staying ahead on custom fabrication needs · Proven ability to track budgets, manage payments, and oversee financial aspects of subcontractor work. · Excellent communication, negotiation, and problem-solving skills with clients and teams. · Proficiency in project management tools, scheduling software, and Microsoft Office Suite. · Familiarity with NYC construction practices, permitting processes, and safety standards is preferred. · Ability to hand draw and work in AutoCAD is a plus Core Competencies · Strategic planning and foresight to stay ahead of operations. · Strong attention to detail in both material ordering and financial tracking. · Ability to balance client expectations with subcontractor performance and internal timelines. · Collaborative mindset with leadership presence and accountability. · Balances the ambitions of detailed design with practical in-field means and methods, ensuring that project execution results in refined, simplified solutions that preserve design intent while supporting constructability, efficiency, and durability.
