The Assistant Community Property Manager is responsible for directly managing all aspects of the Class A apartment complex located in Austin, Texas. As a successful Assistant Community Property Manager, your goals are to maintain high occupancy rates, maximize profitability, and ensure a high level of satisfaction for both property owners and tenants. The position The Assistant Community Property Manager will support the Community Property Manager and oversee all day to day operations for our assets in Austin. The successful candidate will possess strong resident relations and interpersonal skills and will have the ability to communicate effectively, take charge, lead, train, be dependable, professional, and a team player. Support the Community Property Manager with the following Responsibilities Management • Trains, motivates and supervises all on-site staff to achieve operational goals of the assigned portfolio. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of time-sheets, instructing and advising on-site staff of employee procedures and guidelines., • Responsible for processing invoicesLeasing, • Analyze performance and trends to develop and implement monthly marketing plan, • Perform all leasing activities to ensure tours and applications are prioritizedTenant Management, • Maximize retention rate by actively monitoring lease expirations and renewals., • Professional handling of escalated resident requests and complaints, • Eviction filings for non-paying residents, • Ensure that property operations are compliant with all applicable regulatory requirements, • Maintain all resident and property files.Maintenance, • Coordinate with the maintenance manager to prioritize open service requests, • Prioritizing make-readies based on unit lease scheduleReporting, • Assist in the preparation of budget and adherence to approved budgets, • Complete month-end and year-end reporting as required, • Provide narrative of all monthly budget variances +/- 10% per line itemQualifications, • Proven working experience in property and/or leasing management (2+ years), • Bachelors degree preferred (or significant experience otherwise), • Understanding of real estate law and leasing practices, • Up-to-date on the local real estate market, • Excellent communication skills, • Experience with property management software (Yardi) preferred
