Position Summary The Construction Manager will initially be assigned to the Club Med St. Croix resort renovation and development project in the U.S. Virgin Islands. The position requires full involvement and regular on-site presence throughout construction, commissioning, handover and opening. Following completion of the St. Croix assignment, the Construction Manager will transition to future Club Med construction, renovation, development or acquisition-integration projects located within the United States. Acting as the primary project-management representative for the owner, the Construction Manager coordinates all project participants. Working under the direction of the Director of Construction, the role is accountable for project scope, budget, schedule, procurement, contracts, quality, risks and reporting. Major strategic, contractual and financial decisions are submitted to the Director of Construction for approval. Key Responsibilities Project Management and Coordination • Manage the St. Croix project through construction, commissioning, handover and opening., • Subsequently manage future Club Med projects located within the United States., • Serve as the main project-management contact among the owner, consultants, contractors and internal stakeholders., • Implement the project strategy, priorities and governance procedures established by the Director of Construction., • Coordinate architects, engineers, specialty consultants, project-controls teams, contractors and suppliers., • Organize and lead project coordination, design, procurement and construction meetings., • Maintain meeting minutes, action lists, responsibility matrices and decision logs, and ensure timely closeout of actions., • Escalate major cost, schedule, contractual, technical and operational matters to the Director of Construction., • Ensure that project decisions and instructions are properly communicated and documented. Budget and Cost Control • Maintain the project budget, cost report, commitment log, cash-flow forecast and Estimate at Completion., • Monitor contracts, purchase orders, invoices, payments, contingencies and forecast costs., • Review contractor payment applications and consultant invoices., • Evaluate change-order proposals and prepare recommendations for approval., • Identify potential cost overruns and propose corrective or mitigation measures., • Support value-engineering exercises while protecting quality, operational performance and guest experience., • Coordinate with Finance, Project Controls and cost consultants, and prepare accurate monthly financial reports. Schedule Management • Maintain and monitor the project master schedule., • Coordinate design, permitting, procurement, construction, commissioning and handover activities., • Review contractor schedules, look-ahead plans and critical-path activities., • Identify delays and require recovery or mitigation plans., • Coordinate milestone dates with Resort Operations, Pre-Opening, Marketing, IT and Procurement., • Monitor long-lead equipment, materials, furniture and critical procurement packages., • Report schedule risks and recommended actions to the Director of Construction., • Coordinate phased work and handovers where construction interfaces with resort operations. Design and Technical Coordination • Coordinate architects, interior designers, structural engineers, MEP engineers and operational stakeholders., • Review design deliverables for completeness, coordination, constructability and compliance with the approved program., • Track RFIs, submittals, shop drawings, design changes and technical decisions., • Coordinate model rooms, mock-ups, samples and material approvals., • Ensure that maintenance access, durability, energy performance and lifecycle considerations are addressed., • Support resolution of architectural, structural and MEP coordination issues., • Verify that approved design changes are reflected in the budget, schedule and contractual documentation., • Coordinate reviews of HVAC, electrical, water-production, wastewater, fire-protection, low-voltage and resort-infrastructure systems. Procurement and Contract Administration • Support preparation and implementation of the project procurement plan., • Coordinate tender packages, bidder clarifications, bid analyses and commercial evaluations., • Monitor contracts, purchase orders and long-lead procurement packages., • Administer contracts in accordance with their commercial and procedural requirements., • Maintain records of notices, changes, claims, approvals and contractual correspondence., • Review contractor, consultant and supplier performance., • Prepare recommendations regarding contract awards, amendments, claims and corrective actions., • Coordinate with Legal, Finance and Procurement on major contractual matters., • Monitor logistics, shipping, customs and delivery requirements applicable to the project. Construction and Site Oversight • Coordinate closely with the Construction Director, Site Lead and General Contractor., • Monitor daily and weekly construction progress against the approved schedule., • Conduct regular site inspections and coordination meetings., • Review daily reports, progress photographs, quality observations and safety information., • Ensure that field issues are identified, assigned and resolved promptly., • Monitor site logistics, temporary works, access, deliveries, storage and operational interfaces., • Verify compliance with approved drawings, specifications and quality standards., • Coordinate punch lists, deficiency correction and completion tracking., • Require corrective action and immediately escalate significant safety, quality, cost, contractual or schedule concerns. Permits, Compliance and Risk Management • Monitor building permits, environmental approvals, inspections and regulatory requirements., • Coordinate with local authorities, consultants and inspection agencies., • Verify that contractors and consultants maintain required licenses, insurance, bonds and compliance documentation., • Maintain the project risk register and mitigation-action plan., • Monitor compliance with applicable U.S. and local building codes, accessibility requirements, environmental obligations and safety standards., • Support construction-insurance, technical-control and claims-management processes., • Monitor hurricane-preparedness and severe-weather protection plans., • Ensure project records support regulatory inspections, audits and final approvals. Reporting and Communication • Prepare clear weekly and monthly project reports covering progress, budget, schedule, procurement, contracts, quality and risk., • Provide the Director of Construction with timely, reliable and decision-oriented information., • Maintain effective communication with internal departments and external stakeholders., • Present project status during steering committees, cost reviews and executive meetings., • Communicate professionally in English and Spanish with contractors, consultants, suppliers and internal teams., • Maintain accurate project records, trackers and reporting systems., • Clearly identify matters requiring owner decisions and provide supported recommendations. Commissioning and Handover • Coordinate testing, inspections, commissioning and operational training., • Manage preparation and closeout of punch lists., • Coordinate phased and final handovers to Resort Operations., • Track warranties, operating manuals, as-built drawings, spare parts and closeout documentation., • Support installation of furniture, fixtures, equipment and operational systems., • Coordinate completion with Pre-Opening, IT, Operations and hotel staffing requirements., • Monitor post-handover deficiencies and ensure their timely correction., • Prepare supporting documentation for project acceptance and opening. Required Qualifications • Bachelor’s degree in construction management, engineering, architecture or a related field., • Minimum of 5–8 years of relevant construction project-management experience., • Demonstrated experience managing major hospitality construction or renovation projects., • Experience representing an owner, developer or hospitality operator is strongly preferred., • Experience with projects located in the United States or U.S. territories is preferred., • Strong knowledge of budgeting, scheduling, procurement and contract administration., • Familiarity with U.S. construction contracts, codes and project-delivery practices., • Experience coordinating multidisciplinary design and construction teams., • Ability to review cost reports, schedules, payment applications and change-order proposals., • Understanding of architectural, structural and MEP coordination., • Experience with commissioning, handover and operational-readiness processes., • Strong leadership, organizational, negotiation and problem-solving skills., • Ability to work independently while escalating major decisions appropriately., • Full professional fluency in English and Spanish is required., • The candidate must be able to lead meetings, negotiate, prepare reports and manage project and contractual correspondence in both languages., • Professional proficiency in French is considered an advantage., • The initial assignment requires relocation to, or extended full-time presence in, St. Croix, U.S. Virgin Islands., • Following completion of the St. Croix project, the candidate must be available to relocate or travel to future Club Med project locations within the United States., • The position requires flexibility for project-based assignments, frequent travel and extended presence at construction sites.
