Job Description Qualified Multi-Family Apartment Superintendent needed for rapidly expanding General Contractor based in Los Angeles and specializing in Affordable Housing. COMPENSATION IS COMMENSURATE WITH YOUR EXPERIENCE PERFORMANCE BASED BONUS Must have experience as a Lead Superintendent for at least 10 years. Must have 5 years of experience as a Superintendent building Multi-Family Apartments up to 5 stories with knowledge of OSHA rules and regulations. This is a job for a well-seasoned Superintendent not for someone starting out! Experience & Requirements: * Substantial Multi-Family Apartment construction experience in the field, supervising, scheduling, quality control and safety * Proficient in computer programs such as Microsoft Office * Working Knowledge of Procore * Strong Knowledge of OSHA safety rules * Strong ability to read and understand the plans (Architectural, structural and WEP's * Highly organized * High school diploma or equivalent * Strong oral and written communication skills, great interpersonal skills * Maintains a positive relationship with clients * Strong leadership skills with a positive attitude Job Responsibilities: * Develop onsite logistics plan * Coordinate with Project Manager and General Superintendent * Direct and control the project to ensure timelines are met * Demonstrate a commitment to an injury-free work environment leading by example * Supervise the jobsite to either meet or exceed OSHA safety requirements at all times * Run weekly safety and trade meetings * Must be proactive on staying ahead of plans and catching inconsistencies in the drawings before they become an issue * Highly organized at both preparing both long and short terms schedules to ensure all work activities take place ahead of schedule. Maintain a 2 to 3 week look ahead * Train and mentor Assistant Superintendents and Labors in the field * Supervise all trades, and monitor the quality of their daily work * Coordinate and schedule all required inspections * Prepare and submit Superintendent daily reports * Manage storage of all materials in a safe, clean and efficient way * Ensure all company policies are followed including but not limited to those pertaining to jobsite rules, safety and cleanliness of the jobsite * Responsible for obtaining Certification of Occupancy on time * Maintain good working relationship with all subcontractors, inspectors, architects, owners, vendors and any others that you may have interactions with on the jobsite * Prepare and review scopes, RFI's and submittals * Attend all necessary meetings License: • 30 hour OSHA (preferred), • Procore Certification (preferred), • Paid Holidays, • Vacation, • 401K with company contribution, • Health insurance availableCompany DescriptionAt United Building Company (UBC) we transform our client’s vision into award winning buildings, each built to stand the test of time. We need someone with a passion for building and an eye for design. This candidate must be able to communicate clearly and effectively, build strong relationships and hold integrity above all else. Construction management and engineering degrees are favored. Complex commercial construction experience is a must; multi-family construction experience preferred. ($110,000 - $140,000) THE REQUIREMENTS The ideal candidate will possess the following attributes: · A bachelor’s degree with a preferred concentration in Engineering, Construction Management, or Architecture; · Ideally at least 5 years of direct experience in managing commercial construction; · Proficiency in Microsoft Excel and Word. Ideally experience and proficiency with Microsoft Project. · A solid understanding of the construction management process including estimating, budget control, scheduling, change management, design oversight, procurement, and contract administration. · Thorough knowledge of project management procedures (contracts, change orders, submittals, RFIs, insurance, invoicing, releases, and close-out); · Excellent verbal and written communications skills; · Ability to devise and implement new systems and structures to improve the construction oversight process to be more proactive, focused and ensure accountability; · Transparent communication with both good and bad news; · Effective collaboration skills, even during difficult situations such as conflict amongst team members; · Eager and flexible to embrace change; · Self-motivated to learn, investigate and comprehend new information and skills; · Commitment to doing the job right. THE DESCRIPTION · Responsible for management of construction processes for multi-family and mixed-use construction projects; · Implement systems to ensure a detail-oriented and organized execution of construction processes; · Responsible for thorough subcontract negotiation and contract exhibits (including schedule of values, schedule, assumptions and qualifications, etc.) to ensure contract documents are a precise “meeting of the minds” between General Contractor and Subcontractors; · Implement systems during construction to ensure projects are finished on time and on budget; · Run OAC meetings and assist Owner to manage design team to ensure timely and precise field direction as needed. · Ability to conduct thorough constructability reviews during design and pre-construction and recommend solutions.
