Job Description We’re looking for a skilled and motivated Assistant Service Manager to help lead the maintenance operations of our residential community. In this role, you’ll support the Service Manager in ensuring our buildings, grounds, equipment, and facilities are safe, well-maintained, and operating efficiently. When the Service Manager is away, you’ll step in to oversee maintenance operations and help drive property objectives forward. This is a hands-on position ideal for someone who enjoys problem-solving, takes pride in quality work, and thrives in a fast-paced environment. Key Responsibilities • Perform general maintenance tasks including landscaping, trash removal, power washing, painting, drywall repair, plumbing, and more., • Complete electrical, plumbing, carpentry, masonry, and painting work as assigned., • Repair and maintain building structures, appliances, fixtures, doors, walls, and exteriors., • Assist with grounds upkeep and support the groundskeeper regularly., • Prepare vacant units for new residents, ensuring all systems and appliances meet company standards., • Maintain and track inventory of tools, supplies, and equipment., • Respond promptly to maintenance service requests and ensure timely completion., • Support and uphold safety standards, ensuring all facilities and equipment remain in proper working order., • Provide leadership and guidance to maintenance staff as needed. What We’re Looking For Qualifications • High school diploma or GED required., • Minimum 2-4 years of on-site maintenance technician experience., • Training or certifications in HVAC, pool maintenance, or experience with plumbing/boiler repair, electrical, carpentry, or painting preferred., • Knowledge of Fair Housing Laws and Regulations., • Ability to read and interpret safety rules, maintenance instructions, and procedure manuals., • Basic math skills, including ability to calculate measurements and apply basic geometry., • Strong reasoning and problem-solving abilities., • Basic computer skills (internet, spreadsheets, word processing). Physical Requirements • Regular standing, sitting, walking, reaching, climbing, balancing, stooping, kneeling, crouching, and crawling., • Frequent lifting/moving up to 25 lbs; occasional lifting up to 50 lbs., • Ability to work in various environmental conditions, including heat, cold, humidity, and outdoor weather., • Exposure to mechanical parts, chemicals, fumes, electrical systems, heights, and vibration. Work Environment • Moderate noise levels., • Regular exposure to outdoor conditions and maintenance environments., • Ability to participate in voluntary on-call rotation schedule, ability to work weekends, and holidays as needed.
