Job Posting: Preconstruction Estimator (Multifamily Reconstruction) Location: Austin Various project sites Employment Type: Full-Time Industry: Multifamily Construction / Reconstruction About the Role We are seeking a highly detailed and analytical Preconstruction Estimator to support our multifamily reconstruction projects. This role is responsible for gathering project specifications, performing detailed takeoffs, securing competitive pricing, developing accurate cost estimates, and preparing complete proposal packages. The Estimator plays a critical role in setting each project up for success by balancing financial constraints with the company’s high standards for quality. You will review plans, perform site visits, analyze subcontractor bids, assess risks, and collaborate closely with clients, internal teams, and leadership. We offer a competitive and comprehensive compensation package, including: • Competitive Base Salary based on experience and expertise, • Performance-Based Bonuses tied to estimating accuracy, award rates, and project success, • Company-Funded Phone & Technology Stipends, • Comprehensive Benefits Package (medical, dental, vision), • Paid Time Off & Paid Holidays Preconstruction & Estimating • Collect property plans, technical drawings, and project specifications., • Conduct site visits to understand existing conditions and required scope., • Study project documentation and meet with clients to clarify details., • Determine appropriate labor, materials, equipment, and subcontractors for each project., • Obtain and evaluate multiple subcontractor bids; select the most competitive and qualified options., • Negotiate pricing with vendors and service providers., • Perform risk assessments to account for potential cost deviations., • Calculate complete project costs including labor, materials, equipment, overhead, and profit margin., • Draft detailed proposals outlining scope, pricing, assumptions, and timeframes., • Present proposals and participate in discussions with clients, boards, and decision-makers., • Generate and track RFIs as needed., • Create organized estimate files in accordance with company standards., • Develop and issue RFPs to subcontractors for bidding opportunities., • Build and maintain a subcontractor database, including onboarding new qualified vendors., • Use RS Means and other pricing databases to support cost accuracy., • Prepare bid tabs and organize estimates for internal review and buyout conversations., • Travel to potential project sites as required., • Provide exceptional customer service by answering client calls and supporting their needs., • Occasionally support small project management tasks when needed., • Demonstrate a “whatever it takes” mentality and commitment to team success., • Degree in Construction Management, Engineering, or related field (preferred)., • Project management certification is a plus., • Demonstrated experience as a construction estimator (multifamily experience preferred)., • Ability to forecast costs for complex repairs and reconstruction projects., • Strong knowledge of relevant technical and non-technical documentation., • Exceptional quantitative, research, and proposal-writing skills., • Ability to negotiate with vendors, subs, and clients., • Must be reliable, accountable, well-spoken, and client-service oriented., • Strong verbal and written communication skills., • Ability to read and interpret drawings, plans, and specifications., • Experience generating RFIs, RFPs, and bid tabs., • Familiarity with RS Means or similar estimating databases., • Ability to develop and maintain organized estimate files., • Capable of onboarding new subcontractors and maintaining qualification records., • Rare overnight travel required.
