We are growing rapidly, backed by institutional equity and debt partners, and we run a technology-forward development platform that leans heavily on AI, structured data, and disciplined process to make better decisions, faster. Our Texas pipeline is a strategic priority, and this role will own how that pipeline is executed on the ground. Position Summary The Construction & Development Manager (CDM) is LyvWell's boots-on-the-ground construction manager for the Texas market, owning execution of 1–3 concurrent active projects across the full development lifecycle. The role is focused on horizontal site development — the most technically complex and risk-laden phase of each project — and oversees the production homebuilder partner (aka GC) through vertical construction. The Development Manager is the single point of accountability for budget, schedule, field coordination, entitlement/permitting support and quality from predevelopment through certificate of occupancy. This is a localized, individual contributor role based in the Dallas–Fort Worth market. The CDM reports into centralized corporate leadership and works directly with civil engineers, general contractors, the production homebuilder, municipal officials, capital partners, and LyvWell's internal acquisitions, finance, asset management, and property management teams. Key Responsibilities Site Development Execution (Critical Focus) • Own day-to-day execution of horizontal site development for various concurrent Texas projects; site work is a critical risk and value-creation focus for this role., • Manage civil engineers, geotechnical engineers, surveyors, landscape architects, and other design consultants from civil set issuance through final site acceptance., • Lead bidding, contracting (GMAX where applicable), and management of site work general contractors and major trades — earthwork, utilities, paving, retaining walls, hardscape, and landscape., • Walk sites with frequency dictated by phase activity (3–4 days/week during active grading, utilities, and paving)., • Identify, escalate, and resolve constructability or Municipal issues, design conflicts, and unforeseen conditions in close collaboration with consultants, GCs, and corporate leadership. Production Homebuilder Oversight (Vertical Construction) • Serve as LyvWell's senior on-the-ground representative overseeing the production homebuilder through vertical construction., • Hold the homebuilder accountable to schedule, quality, and budget commitments; perform regular jobsite walks; coordinate QA, punch, track KPIs and final acceptance through certificate of occupancy., • Coordinate the horizontal-to-vertical transition, including lot turnover sequencing, infrastructure acceptance, and home delivery scheduling against lease-up timing. Budget, Schedule, and Cost-to-Complete Accountability • Own the full construction project budget — hard costs, soft costs, contingencies, and capitalized interest tracking — from closing through stabilization., • Maintain and publish monthly cost-to-complete (CTC) reports, variance analysis, and forward-looking spend forecasts; flag risk early and present mitigation options with quantified impact., • Maintain integrated project schedules tracked against approved milestones; deliver written monthly status reports to corporate leadership and capital partners., • Manage the draw process end-to-end — assemble draw packages, coordinate inspecting engineers, manage lender requirements, and ensure on-time funding., • Use required softwares and AI to effective execute on project business plan Predevelopment & Permitting/Entitlement Support • Support entitlement, permitting, and bidding workstreams on pipeline deals as they move from contract through closing and then again during construction., • Manage civil and architectural consultants through final site plan approval, permitting, and bid set preparation until project close-out., • Build and maintain direct working relationships with municipal staff, plan reviewers, building officials, and inspectors across active jurisdictions., • Work with Acquisitions to manage all necessary consultants through the due diligence process until land closing Stakeholder & Capital Partner Coordination • Interface directly with LyvWell's institutional capital partners on project status, change orders requiring approval, and forward-looking planning., • Coordinate with internal acquisitions, finance, asset management, and property management teams to ensure project delivery aligns with proforma, lease-up, and stabilization plans., • Represent LyvWell professionally and credibly with municipal officials, consultants, GCs, lenders, and capital partners. Closeout & Asset Transition • Own project closeout — punch lists, lien releases, warranty packages, as-built documentation, and final draw — and lead the handoff to asset management and property management., • Develop, follow, and continuously improve standardized closeout checklists in advance with full details and collaborate with all parties to meet the obligations required to avoid delays or surprises. AI-Native Workflow Adoption • Apply AI tools day-to-day across cost tracking, schedule analysis, document and contract review, vendor correspondence, and reporting; treat AI as a force multiplier, not an optional add-on., • Partner with LyvWell's central team to refine AI-driven workflows for CTC reporting, schedule tracking, draw assembly, and project communications; share what works back to the broader development team. Education Bachelor's degree required in one of the following or a closely related field: • Construction Management, • Civil Engineering, • Construction Engineering or Building Construction, • Architecture, • Real Estate, Real Estate Development, or Real Estate Finance, • Business Administration, Finance, or Economics (with a clear development/construction career path) A Master's degree in Real Estate Development, Construction Management, or an MBA is a plus but not required. Equivalent demonstrated experience delivering ground-up multifamily projects in Texas may be considered in lieu of a degree at LyvWell's discretion. Preferred Qualifications • Build-to-rent (BTR) townhome or low-density horizontal multifamily experience., • Experience working with production homebuilder partners in JV, fee-build, or vertical takedown structures., • Hands-on experience applying AI tools to development or construction workflows (cost tracking, document review, scheduling, draw assembly)., • Proficiency with Procore, Bluebeam, MS Project (or comparable), and modern data/reporting tools., • Active relationships with DFW civil engineering firms, site work GCs, and trade contractors. Work Environment & Travel This is a remote role based in the Dallas–Fort Worth area. On-site cadence is calibrated to project phase: • Active site development phases: 3–4 days/week at the active jobsites., • Predevelopment and vertical construction phases: lighter on-site cadence, managed remotely with weekly site walks at minimum., • Corporate engagement: monthly travel to Tampa, FL headquarters for leadership meetings; occasional travel to other LyvWell markets (Charlotte, Southeast US) as the platform scales. The Opportunity LyvWell is entering a defining growth phase, anchored by an institutional joint venture that will materially expand pipeline volume across Texas and the Southeast. The CDM hired into this role will be LyvWell's first senior development hire in the Dallas market and will define how the Texas pipeline is executed for years to come. The right candidate will have outsized influence on LyvWell's development standards, vendor relationships, and operating playbook in the market — and a clear path to grow as the platform scales.
