Job Description Temp to Hire Schedule: Monday - Friday, 8:30-5pm Pay: $23/hr MUST Have Affordable housing experience and recertification knowledge Responsibilities : • Demonstrate community and apartment/model and apply product knowledge to clients’ needs by communicating the features and benefits; close the sale., • Have prospect complete application and secure deposit in accordance with company procedures and Fair Housing requirements., • Update availability report and process applications for approvals. (i.e., credit check, rental history, income information, etc) Submit processed applications to the Property Manager for review. Follow up with the applicant regarding status., • Maintain at least four (4) pre-approved applications for all apartment sizes on an ongoing basis., • Ensure the apartment is ready for the resident to move-in on the agreed date., • Secure new resident’s signature(s) on appropriate paperwork prior to move-in. Orient new residents to the community., • Assist in monitoring renewals. Distribute and follow-up on renewal notices., • Maintain high occupancy levels to reduce vacancy loss. The company’s goal is to maintain a minimum of 98% occupancy annually., • Monitor advertising effectiveness. Gather information about market competition in the area, • Represent the company in a professional manner at all times., • Maintain and record daily inspections for the community., • Distribute company and community-issued notices., • Assist the management team with other various tasks as required., • Consistently implement policies of the community., • Inventory office supplies on a periodic basis. Report any needed items to the Property Manager., • Comply with federal, state, and company policies, procedures, and regulations., • Communicate with the property manager regarding the accuracy of invoices received; that purchase orders are attached and invoices are coded correctly, according to company procedures., • Provide general clerical assistance to the community office., • Comply with federal, state, and company policies, procedures, and regulations., • Receive telephone calls and in-person visits. Listen to resident requests, concerns, and comments., • Quickly complete maintenance service requests and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters., • Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed service requests on a weekly basis., • Maintain open communication with Property Manager and Maintenance Supervisor., • Contribute to cleanliness and curb appeal of the community on a continuing basis., • Assist in planning resident functions. Attend functions and participate as host for any functions as directed by the Property Manager., • Participate in outreach marketing activities on a regular basis to obtain prospective residents., • Advise residents of referral concessions (if permitted)., • Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc., • Distribute newsletters, pamphlets, flyers, etc., • Conduct market surveys and shop competitive communities., • 1-2 years of affordable housing experience, • Demonstrate an ability to support and contribute to the community team., • Demonstrate strong oral and written communication skills., • Operate telephone, copy machine, facsimile, personal computer, Google Docs, and community software., • Must possess a positive attitude and the ability to smile under all circumstances., • Participate in training in order to comply with new or existing laws., • Ability to work a flexible schedule, including evenings & weekends, if requested. ...Pay Statement and Pay Transparency Laws: rate of pay listed is on a per hour basis. You will be entitled to health insurance once employed for 60 days and you must work 30 hours per week, on average, per month to enroll and maintain health insurance through Complete Staffing Solutions.
