We are seeking a Project Manager (Property Management) with the vision, technical expertise, and leadership to transform properties into best-in-class communities. In this role, you will plan, scope, and execute capital projects that enhance resident experience, improve asset performance, and protect long-term value. You will partner closely with property teams, contractors, and leadership to ensure projects meet deadlines, budgets, and quality standards - all while maintaining compliance and safety. This position requires up to 60% travel. Your Impact Project Planning & Scoping • Develop scopes of work, schedules, and budgets for unit renovations, exterior/site improvements, building systems upgrades, and value-add initiatives. Bidding & Procurement • Write and manage competitive RFPs, analyze proposals, negotiate pricing and terms, and recommend award decisions., • Ensure proper contract execution, insurance compliance, and lien waiver collection. Execution & Controls • Oversee timelines, budgets, and quality standards while tracking milestones, submittals, inspections, and change orders., • Escalate risks and pivot strategies as priorities shift to keep projects on track. Vendor & Team Coordination • Direct the daily activities of contractors and coordinate with on-site maintenance teams., • Hold trades accountable for safety, productivity, and workmanship. Turnaround Focus • Lead stabilization plans for distressed or renovation-heavy assets, including unit turn velocity, deferred maintenance reduction, and curb appeal upgrades. Compliance & Safety • Ensure adherence to building codes, permitting requirements, OSHA standards, and company policies across all phases of work. Financial Stewardship • Forecast and manage capital expenditures; review and approve pay applications., • Conduct variance analysis and deliver accurate weekly and monthly reporting to leadership. Closeout & Warranty • Drive punch lists to completion, compile O&M manuals, capture lessons learned, and oversee warranty follow-through. Cross-Functional Alignment • Partner with property management, asset management, and construction leadership to ensure projects align with NOI goals, occupancy targets, and resident satisfaction. Skills and Experience • Experience working with property or facilities maintenance teams., • Strong skills in proposal analysis, vendor negotiation, and contract management., • Project management experience in property management, construction, or real estate is preferred., • Working knowledge of building systems (HVAC, plumbing, electrical), codes, and permitting processes., • Excellent organizational, communication, and problem-solving skills., • Ability to manage multiple priorities in a fast-paced environment. This role is critical to maintaining a safe and secure environment across the facility by monitoring surveillance systems and coordinating real-time security responses. Position Summary The Surveillance Dispatcher is responsible for operating and monitoring the facility’s security systems, including CCTV, alarm systems, and access control platforms. This individual acts as the first point of contact during security-related incidents and ensures timely, coordinated communication between internal teams and external emergency services. The role supports the safety of all personnel, property, and operations by ensuring surveillance activities adhere to company policies and standards. Key Responsibilities • Monitor live and recorded CCTV footage for suspicious activity, safety violations, or unauthorized access., • Respond to incoming calls, radio traffic, and security alerts; dispatch on-site security personnel as needed., • Maintain constant communication with security staff, facility supervisors, and other departments during incidents., • Accurately document all security-related events and incidents in daily logs and incident reports., • Operate access control systems: verify credentials, issue badges, and monitor personnel movements., • Coordinate emergency responses for fire, medical, evacuation, or law enforcement situations., • Conduct regular checks to ensure surveillance equipment is operational; report any malfunctions., • Maintain confidentiality and security of all surveillance footage and related data., • Retrieve and provide surveillance footage to support internal investigations or legal inquiries., • High school diploma or GED, • Minimum 1 year of experience in surveillance, security dispatch, or a related field, • Proficiency in Microsoft Office Suite (Excel, Word, Outlook), • Typing speed of 35 or more words per minute, • Familiarity with surveillance systems, access control software, and two-way radios, • Strong verbal and written communication skills, • High attention to detail and situational awareness, • Ability to stay calm and act decisively under pressure, • Experience in a manufacturing or industrial facility, • Knowledge of security protocols and emergency response procedures, • Bilingual in English and Spanish, • Ability to sit or remain at a workstation for extended periods, • Manual dexterity to operate keyboards, radios, and surveillance equipment, • Visual acuity to monitor video screens and identify security events accurately Equal Opportunity Employer T1 Energy is an Equal Opportunity Employer.
