Job DescriptionJob Title: Assistant Property Manager Job Description The Assistant Property Manager oversees and supports the smooth operation of residential and commercial properties in the Stockton, CA area. This role focuses on maintaining property value, managing operating expenses within budget, and ensuring efficient rent collection, lease administration, and building maintenance. The Assistant Property Manager provides attentive service to tenants, supports financial and operational performance, and helps ensure that all properties operate safely, efficiently, and in compliance with applicable regulations. Responsibilities • Manage and oversee the day-to-day operations, maintenance, administration, and improvement of residential and commercial properties., • Plan, prepare, and manage property operating budgets, including forecasting requirements, scheduling expenditures, and monitoring financial performance., • Collect rent, process payments, and ensure timely payment of property-related bills in alignment with budget and company policies., • Analyze budget variances, identify issues, and initiate corrective actions to maintain financial performance and meet property objectives., • Investigate and resolve tenant complaints promptly while maintaining a high level of customer service and tenant satisfaction., • Enforce rules of occupancy and property policies to ensure a safe, orderly, and compliant living and working environment for tenants., • Inspect vacant units and coordinate necessary repairs, maintenance, and preparations to ensure units are ready for occupancy., • Coordinate and supervise building maintenance by contracting with appropriate maintenance services and overseeing the quality and timeliness of repairs., • Secure properties by contracting with security patrol services, installing and maintaining security devices, and establishing precautionary policies and procedures., • Respond to emergencies and urgent property issues in a timely and professional manner, coordinating with vendors and contractors as needed., • Facilitate leasing activities, including showing and leasing space, preparing lease agreements, and negotiating lease terms in line with company guidelines., • Administer lease documentation accurately and maintain organized records for tenants, leases, and related property files., • Ensure compliance with federal, state, and local legal requirements by enforcing adherence to regulations and advising management on necessary actions., • Support month-end financial processes, including account reconciliation, financial reporting, and review of ledgers and accounting records., • Assist with asset management activities by monitoring property performance, identifying opportunities for improvement, and supporting long-term value preservation., • Manage service contracts and vendor relationships, including contractor procurement, negotiation, and oversight of service delivery., • Collaborate with internal teams and external service providers to ensure building systems operate efficiently and meet safety and performance standards., • Maintain accurate documentation and records related to budgets, expenditures, leases, maintenance activities, and compliance requirements.Essential Skills, • 0–2 years of experience in real estate property management or a closely related role., • Working knowledge of residential and commercial property operations, including leasing, maintenance, and tenant relations., • Financial analysis skills with the ability to interpret budgets, variances, and property financial performance., • Knowledge of property tax concepts and their impact on property operations and financials., • Experience with month-end closing processes and account reconciliation in a property management or accounting environment., • Ability to prepare and interpret financial reports, including income statements and budget-to-actual analyses., • Familiarity with ledgers and accounting software used in property management or related fields., • Strong attention to detail and accuracy in financial, lease, and operational documentation., • Strong organizational skills with the ability to manage multiple tasks, deadlines, and priorities across several properties., • Proficiency in property management practices, including rent collection, lease administration, and building maintenance coordination., • Effective written communication skills for preparing emails, reports, lease documents, and correspondence., • Effective listening skills to understand tenant needs, vendor issues, and internal requirements., • Critical thinking skills to analyze issues, identify solutions, and implement corrective actions., • Ability to work effectively with contractors, service providers, trades, and vendors to complete maintenance and improvement projects., • Customer service skills for interacting professionally and courteously with tenants and other stakeholders.Additional Skills & Qualifications, • Bachelor’s degree in business administration, real estate, or a related field is preferred., • Proficiency in MRI Property Management Software is a plus., • Experience in commercial property management and leasing is highly beneficial., • Experience with contractor procurement and service contract management., • Advanced proficiency in Microsoft Office applications, including Excel, Word, PowerPoint, and Outlook, is preferred., • Strong reading comprehension skills to interpret leases, contracts, regulations, and technical documentation., • Demonstrated ability to coordinate multiple vendors and service providers to meet property needs and timelines., • Ability to adapt to changing property requirements and support both residential and commercial environments.Work Environment The Assistant Property Manager works in a professional property management environment overseeing both residential and commercial buildings in the Stockton, CA area. The role involves a combination of office-based work, such as financial analysis, reporting, and lease administration, and on-site property work, including unit inspections, coordination with maintenance teams, and interaction with tenants and vendors. The position regularly uses property management software, accounting tools, and Microsoft Office applications to manage budgets, leases, and operational data. The work may require occasional visits to multiple properties, coordination with contractors and service providers on-site, and responsiveness to urgent maintenance or security issues. Dress is typically professional and appropriate for a business setting and for conducting on-site property visits, tenant meetings, and vendor interactions. Job Type & Location This is a Contract position based out of Stockton, CA. Pay and Benefits The pay range for this position is $28.00 - $30.00/hr.
