Job Description Job Posting Title: Crew Superintendent – Building Maintenance Department: Public Works Reports to: Assistant Public Work Director Work Hours: Monday – Friday 7:00 to 4:00 PM (Must be available to respond to after-hours emergencies, including evenings, weekends, and holidays). Salary: Position Summary The Crew Superintendent – Building Maintenance oversees all maintenance, repairs, and operations of the City of Decatur buildings and facilities, managing staff, coordinating with contractors, inspecting systems, ensuring compliance with regulations, and handling issues. Will be responsible for proactive maintenance to ensure the building's safety, functionality, and cleanliness, as well as responding to emergencies, managing budgets, and maintaining detailed records. Key Responsibilities • Direct and supervise maintenance staff and contractors for equipment installation, repair, and preventive maintenance., • Oversee janitorial, maintenance, and repair contracts to ensure compliance with specifications., • Use asset management software to schedule maintenance, assign work, and support long-term facility planning., • Develop and manage the annual division budget with the Assistant Public Works Director., • Implement and improve systems and procedures to enhance quality, efficiency, and staff well-being., • Inspect City buildings and facilities regularly; identify issues and schedule repairs., • Provide stakeholders with timely project updates., • Respond promptly to work orders, including safety checks, minor repairs, and preventive maintenance., • Coordinate routine maintenance for plumbing, electrical, HVAC, appliances, and other systems., • Develop, implement, and monitor standard operating procedures for maintenance., • Investigate workplace accidents, determine root causes, and assist with workers’ compensation claims., • Conduct performance evaluations, provide coaching, and support staff development., • Recruit, train, and supervise custodians and Building Maintenance Specialists., • Work with City departments, external partners, and the public to deliver services efficiently., • Build positive relationships with coworkers, promote teamwork, and maintain a respectful, supportive workplace culture., • Foster professional, service-oriented interactions with community members., • Contribute to interdepartmental goals through clear communication and cooperative problem-solving., • Demonstrate professionalism and emotional intelligence in all workplace relationships., • Participate in or lead internal committees and cross-functional teams as assigned., • Respond to urgent after-hours calls (evenings, weekends, holidays) with a focus on safety and teamwork., • Lead staff during emergency situations to ensure coordinated and effective responses., • Troubleshoot and resolve maintenance issues across building systems, including electrical, plumbing, and HVAC., • Perform semi-skilled to skilled tasks such as drywall, painting, carpentry, and minor renovations., • Operate and maintain specialized tools, equipment, and light machinery safely., • Interpret blueprints, plans, and schematics for accurate repairs and installations., • Prepare and maintain accurate records, reports, work orders, and compliance documentation., • Complete assigned projects and other duties to ensure the safety, functionality, and appearance of City facilities., • Position requires the ability to communicate effectively both verbally and in writing and to interact professionally with staff, contractors, and the public., • May involve extended periods of computer or administrative work in an office setting., • Proficiency in computers and Microsoft Office applications., • High school diploma or equivalent., • Minimum of three (3) years of supervisory or leadership experience in a maintenance-related position., • Vocational/technical training or equivalent related work experience., • Valid State of Georgia Class C driver’s license with a satisfactory motor vehicle record (MVR)., • Broad knowledge of building trades, including carpentry, plumbing, electrical, and heavy equipment operation. Project management and estimating experience required; plumbing or electrical license preferred., • Frequent standing, walking, bending, crouching, climbing ladders, and occasional work in confined spaces., • Regular lifting and carrying of up to 50 lbs.; heavier lifting may be required with assistance., • Visual acuity and manual dexterity to operate tools, perform inspections, and read blueprints, manuals, and technical documents., • Ability to safely operate vehicles and equipment required for maintenance and inspections., • Exposure to noise, dust, fumes, chemicals, varying temperatures, inclement weather, and other typical construction/maintenance site conditions., • Use of personal protective equipment (PPE) such as gloves, safety glasses, hard hats, respirators, or hearing protection as required., • Operates a variety of equipment and tools required for facility maintenance, repair, and construction., • Uses hand and power tools (e.g., drills, saws, air tools, compressors) to perform both routine and complex maintenance tasks., • Operates and maintains vertical lifts, ladders, and forklifts to safely access elevated areas and transport materials., • Utilizes diagnostic equipment, including multimeters, to troubleshoot and repair electrical systems., • Follows manufacturer instructions and City safety guidelines to ensure proper use of all tools and equipment.
