What You'll Do Duties and responsibilities • Provide additional maintenance support and temporarily cover shifts when staffing levels are low to ensure uninterrupted property operations., • Participate in a rotating on‑call schedule and respond to maintenance emergencies 24 hours a day, 7 days a week, including during severe or extreme weather conditions (e.g., hurricanes), as required to support continuous property operations., • Develop and oversee preventative maintenance programs across the MetroNational communities including exterior physical plant maintenance programs and interior unit preventative maintenance execution., • Ensure consistent operation and monitoring of major building systems including fire/life safety systems, HVAC systems, boiler/chiller plants, roofing systems, domestic water pumps, electrical systems, and energy management systems., • Monitor building systems including fire, electrical, security, elevators and other operational systems and report unsafe conditions to the Regional Property Manager and Community Managers., • Conduct regular inspections of communities and report hazards or deficiencies requiring corrective action., • Provide technical support and operational guidance to Maintenance Supervisors and onsite maintenance teams across the portfolio., • Collaborate with onsite teams to standardize maintenance procedures, preventative maintenance programs, and turnkey/make-ready processes., • Coordinate with Community Managers and Maintenance Supervisors on vendor management and contractor oversight to ensure work is completed safely and in accordance with company standards., • Support consistency in common area maintenance, property upkeep, and operational standards across communities., • Assist with oversight of service request processes and ensure work orders are completed accurately and in a timely manner., • Ensure vacant units are maintained and prepared for occupancy within required timelines., • Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals along with the Team Member Handbook., • Conduct all work in compliance with OSHA regulations and the MORGAN Operations Manual., • Maintain a workplace that adheres to safety standards and support onsite teams in following safety procedures., • Ensure proper storage and documentation of flammable and hazardous materials including Safety Data Sheets (SDS)., • Support CapEx project bidding and contractor selection in coordination with Community Managers, Maintenance Supervisors, and the Regional Property Manager., • Assist with scope development, vendor procurement, project tracking, and oversight of capital improvement projects., • Support long-term capital planning and operating budget execution related to maintenance and building systems infrastructure., • Communicate regularly with the Regional Property Manager, Community Managers, Asset Management, and MetroNational executives regarding maintenance operations, project updates, and building systems performance. Team member will frequently be required to stand, walk, bend, stoop, squat, kneel, climb stairs and ladders, push or pull equipment, reach above shoulders, and use maintenance tools. Lifting and carrying of supplies, replacement parts, ladders, appliances, and other equipment may be required. 1.Will need to be on feet (66% to 100%). 2.Will need to perform the following physical activities (66% to 100%). Example: • Bend/stoop/squat/kneel Perform routine maintenance/repair duties such picking up debris., • Climb stairs Routine duties require access to upper floor apartments and interior apartments with multiple levels. Will need to climb and work off a ladder., • Push or pull Move equipment, appliances, and open/close doors., • Reach above shoulders Perform routine maintenance repairs, paint, stock, and remove equipment. Over 150 lbs Rare need (less than 1%) Between 75 - 150 lbs Occasional need (1% to 33%) Between 25 - 75 lbs Frequent need (33% to 66%) Between 1 - 25 lbs Constant need (66% to 100%) NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators. Wear Personal Protective Gear such as provided back brace, when necessary. Vision Requirements: 1.Must be able to complete forms, review reports and enter data on the computer. 2.Will need to observe areas needing attention/correction. 3.Read cautionary labels, respond to written instructions from staff. 4.There will be a frequent need to see things clearly beyond arm’s reach. Hearing, Speaking and Written Requirements: 1.Constant requirement to give information and receive instructions from residential management (33% to 66%). 2.Ability to read, write and understand English. Driving Requirements: 1.There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%). 2.Ability to be on-call and be on the property on short notice. 3.Must have a valid driver’s license, insurance and car registration if driving for business purposes. Working Environment: 1.Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%). 2.Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%) 3.Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover. Team Member must wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary. 4.Occasional need to work in awkward confining positions (1% to 33%).
