Job DescriptionProject Manager - Affordable Housing Projects We are currently looking for an experienced Project Manager with solid experience working on LIHTC rehab/renovations (Affordable Housing) to join our growing team. This position will oversee projects throughout the United States and require travel on a regular basis. Primary Responsibilities: • The Project Manager manages the majority of tasks associated with one or more projects., • The PM is supported by Superintendents who oversee project activities on-site. Essential functions of the job are:, • Assist with projects in preconstruction, projects in production, and post-production projects., • Responsible for performance management of Superintendents in assigned projects., • Assists Superintendent with ordering/staging of materials and as-built drawings., • Manage all subcontractor scopes of work including review and approval., • Sources, qualifies, buys, and manages contracts for subcontract labor., • Approves subcontract draw requests and change orders., • Anticipates risks to subcontractor resources and availability., • Manages construction schedules and anticipate risks to schedules and takes proactive measures., • Responsible for RFI’s, permits and code requirements for each project following government guidelines for each project., • Approves change-orders to material and equipment budgets., • Responsible for planning, scheduling, conducting and coordinating the technical and management aspects on projects., • Responsible for the proper execution of companywide paperwork. Paperwork including but not limited to; RFIs, CORs, Budgets, Estimates, Safety Program, Submittals, Schedules, Warranty Issues, Sage, Close Out Books, Project Permitting, Applicable Legal Documents, Forecasts, Buy Out, Subcontractor Agreements and Due Diligence., • Keep supervisor informed of all circumstances that could affect projects or clients., • Assists with risk management, financial forecasting, and compliance., • Progress reports per by company policy (verbal, electronic), • Controls budgets on assigned projects., • Facilitate communication between Sales as a representative of Production., • Ensures quality control meets company and client expectations., • Represents the company when meeting with potential clients, detailing renovation capabilities in connection with business development efforts., • Lead punch walks with clients on-site., • Develops and maintains client liaison for active projects, and acts in an advisory capacity to current clients, maintaining close liaison by conferring on existing and/or potential new projects., • Develop a quality relationship with assigned Clients and analyze Client circumstances for new business opportunities., • Extensive and independent contact with Clients, vendor’s representatives and project field personnel., • Direct and/or participate in jobsite visits, Client meetings, and presentations., • Interact and negotiate with top-level managers of Client companies., • Potential need for “on-call” and weekend availability when project deadlines are not being met.Requirements:, • 3+ years’ of experience in Project Management., • Bachelor’s degree (Construction Management or related field)., • Ability to communicate effectively with clients and internal and external partners., • Computer skills required: proficiency with Microsoft Office and iPad devices., • Computer skills preferred: proficiency with Sage or similar construction management programs., • Preferred Certifications: 30-hour OSHA certification, PMI certification., • Must be able to travel according to client and project locations, plus occasional trips to company headquarters.

This individual will take ownership of complex projects from pre-construction through closeout, ensuring efficient execution, budget control, and high standards of quality and safety. Job Description Social Work Intern Manager About Mobile Loaves & Fishes Mobile Loaves & Fishes (MLF) is a social outreach ministry that has been empowering communities into a lifestyle of service with the homeless since 1998. Founded in Austin, Texas, the organization serves its homeless neighbors through three core programs: Truck Ministry, Community First! Village, and Community Works. Often referred to as the most talked about neighborhood in Austin, Community First! Village is a 51-acre master planned development that provides affordable, permanent housing and a supportive community for men and women coming out of chronic homelessness. We are now embarking on a new phase of community expansion, adding more than 1400 new neighbors over the next 5-10 years. About the Role The Social Work Intern Manager is a key member of the Neighbor Care Team at Community First! Village. This role is responsible for leading, mentoring, and supervising a team of social work interns who walk alongside our formerly homeless neighbors. The Social Work Intern Manager ensures interns are equipped to provide direct care, emotional support, and resource connections while creating a meaningful and values-aligned learning experience. This role also serves as a bridge between interns, Neighbor Care staff, university partners, and community resources. This is a full-time, exempt position reporting to the Supportive Services Manager. Due to the nature and requirements of the position, hours are flexible to fit need, but typically include 8am-5pm Monday-Friday. Some nights and weekends may be required.
