Job Description Job Title: HVAC Technician (Facilities Maintenance) Job Description This role provides hands-on facilities maintenance support with a strong focus on HVAC systems, electrical and plumbing work, and general mechanical repairs in a college and university setting. You will perform preventive and corrective maintenance on building systems and equipment, troubleshoot complex mechanical and electrical issues, and help ensure that campus facilities operate safely, efficiently, and reliably for students, staff, and visitors. Responsibilities • Use a wide range of tools, including common hand and power tools such as hammers, drills, and wrenches, as well as precision measuring instruments and electrical and electronic testing devices, to perform maintenance and repairs., • Perform routine preventive maintenance to keep equipment and fixtures operating smoothly, ensure building systems run efficiently, and prevent deterioration of the physical condition of buildings., • Inspect and test equipment to diagnose mechanical and electrical problems, determine appropriate corrective actions, and reference blueprints, repair manuals, or parts catalogs as needed., • Assemble, install, and repair wiring, electrical and electronic components, pipe systems, plumbing, machinery, and equipment in campus facilities., • Inspect drives, motors, and belts, check fluid levels, replace filters, and complete other scheduled maintenance tasks by following established checklists., • Clean and lubricate shafts, bearings, gears, and other moving parts of machinery to extend equipment life and reduce downtime., • Adjust functional parts of devices and control instruments using hand tools, levels, plumb bobs, or straightedges to ensure proper operation., • Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment to return systems to service., • Record the type, details, and cost of maintenance and repair work in maintenance systems or logs to support accurate tracking and planning., • Perform mechanical repairs ranging from door knobs and hinges to drywall, plaster, and paint, including repair and replacement of minor and some major HVAC equipment., • Repair and replace electrical fixtures and ballasts, and perform like-in-kind repairs and replacements as part of preventive maintenance programs., • Perform electrical work such as switch and outlet repair and replacement, changing lights and ballasts, and troubleshooting lighting and fixtures., • Carry out HVAC preventive maintenance, including changing filters, cleaning components, and troubleshooting systems to identify and repair or replace faulty parts., • Maintain the safe operation and maintenance of building facilities, including electrical and mechanical systems and plumbing, to support reliable facility operations., • Operate and maintain specific equipment, conduct surveys and inventories, and perform preventive maintenance activities as assigned., • Respond to customer and occupant complaints regarding building systems or conditions, diagnose issues, and complete timely repairs., • Read and interpret blueprints, drawings, schematics, and written technical documents to accurately troubleshoot systems and perform repairs., • Ensure compliance with applicable regulations, policies, and procedures while performing maintenance and repair activities., • Perform daily chemical tests on water systems when required and adjust chemical mixtures and feed rates to maintain proper system balance., • Install wall-hung furnishings and equipment, ensuring secure and safe mounting in public and institutional spaces., • Maintain related computer databases by entering maintenance activities, inventory updates, and equipment information., • Perform related responsibilities as required to support the overall operation and upkeep of campus facilities. Essential Skills • Minimum of 2 years of experience working on HVAC equipment for Mechanic 2 roles; commercial equipment experience preferred but not required., • Minimum of 3 years of experience working on commercial HVAC equipment for Mechanic 3 roles; residential-only experience does not suffice., • Minimum of 2 years of experience working on lighting and other facility electrical equipment such as outlets, alarms, signage, and similar systems for Mechanic 2 roles., • Minimum of 3 years of experience working on commercial lighting and facility electrical equipment such as outlets, alarms, signage, and building control systems for Mechanic 3 roles., • Ability to utilize volt meters safely and effectively to test and troubleshoot electrical systems., • Solid understanding of electrical safety and working knowledge of 120, 220, and 277 volt systems for Mechanic 2 roles., • Expanded understanding of electrical safety and working knowledge of 120, 220, 277, and 480 volt systems for Mechanic 3 roles., • Minimum of 2 years of plumbing experience for Mechanic 2 roles; commercial plumbing systems preferred but not required., • Minimum of 3 years of commercial plumbing experience for Mechanic 3 roles., • Hands-on experience with HVAC systems, including split systems and rooftop units, heating, air conditioning, and ventilation systems., • Proficiency in general facility maintenance, including mechanical, electrical, plumbing, and basic handyman tasks., • Ability to read and interpret blueprints, drawings, schematics, and written technical documents to support accurate troubleshooting and repair., • Competence in using hand tools, power tools, precision measuring instruments, and electrical and electronic testing devices., • Capability to perform preventive maintenance programs and like-in-kind repairs and replacements across building systems., • Experience with facility maintenance in public or institutional environments, such as colleges or universities. Additional Skills & Qualifications • Experience with facility maintenance repair across multiple trades, including electrical, mechanical, plumbing, carpentry, and HVAC., • Knowledge of air compressor systems and related maintenance activities., • Experience in facility maintenance work involving HVAC systems, air conditioning, ventilation, and heating in commercial settings., • Familiarity with installing and maintaining wall-hung furnishings and equipment in public buildings., • Experience maintaining or updating computer-based maintenance databases or work order systems., • Ability to perform minor building repairs such as drywall patching, plaster work, and painting., • Comfort working in environments where research animals are present, following all applicable safety and ethical protocols., • Strong troubleshooting skills for lighting, fixtures, and building control systems., • Ability to follow established checklists and procedures for preventive maintenance and safety compliance., • Strong attention to detail and record-keeping skills for documenting maintenance activities and costs. You will use a variety of tools and equipment, including hand tools, power tools, precision measuring devices, and electrical testing instruments, while following established safety procedures. The position includes second shift work, with a typical schedule of 2:00 p.m. to 10:30 p.m., supporting ongoing campus operations and ensuring that building systems function reliably throughout late-day and evening hours. Job Type & Location This is a Contract to Hire position based out of Atlanta, GA. Pay and Benefits The pay range for this position is $22.00 - $28.00/hr.
