Position Overview We are seeking a highly organized, friendly, and technically savvy Senior Property Manager to join our Tampa office. This is an exempt position offering competitive pay and comprehensive benefits. The Senior Property Manager is responsible for addressing and resolving tenant issues and complaints, overseeing necessary construction, providing leadership and management to the local property management team, and making strategic recommendations to our Asset Management team. The Senior Property Manager makes decisions with a clear understanding of company policies and procedures, as well as all applicable state and federal regulatory and compliance requirements. Key responsibilities include managing tenant and vendor communications, dispatching work order requests, preparing monthly and quarterly management reports, preparing vendor contracts, processing invoices, and achieving established business goals within expected timelines. The Senior Property Manager serves as a subject matter expert in property management principles and best practices, mentoring and guiding property management teams within their assigned market and across other markets within the region. Responsibilities (include, but are not limited to the below)Leadership and Relationships • Provide formal supervision to the Property Management team, including staff recruitment, selection, performance reviews, promotion, advancement, corrective action, and termination, • Work with the local leasing team and brokerage community to provide support and ensure successful leasing, • Maintain relationships with vendors and partners throughout the local region, • Develop business relationships through membership and participation in professional, industry, and civic organizations, • Support and advocate for property management initiatives at both regional and national levels, including training programs and implementation of new products and processes, • Provide best-in-class customer service to meet tenant needs and coordinate to resolve problems quickly and effectively, • Ensure timely collection of rent and expenses in compliance with lease terms within assigned portfolio, • Read and understand all tenant leases, • Oversee accounts receivable collections and ensure all efforts are documented in Lease Manager, • Make recommendations regarding legal proceedings and evictions to Asset Management for approval, • Maintain availability to ensure emergency maintenance matters are handled with urgency, • Coordinate and oversee all tenant improvement and building construction work to ensure timely, accurate, and on-budget completion, • Bid, negotiate, and manage vendor contracts, • Set up and ensure accuracy of job codes and capital contracts in the accounting system for unit rollovers and property management-driven capital projects, • Control operating costs, capital expenditures, and general and administrative costs, • Regularly inspect vacant units to ensure they are clean and show well to prospective tenants, • Provide recommendations for repairs and refurbishment to Asset Management team in accordance with ALP property appearance and safety expectations, • Provide operational support at the regional level by recommending best-in-class practices and assisting local teams to ensure consistent, high-level performanceCompliance, • Review Certificates of Insurance for all vendors and tenants to ensure they are current and match insurance requirements in vendor contracts and leases, • Report property incidents and claims in accordance with ALP standards, • Interface with the accounting team, including preparation of accurate and timely reporting, • Review and approve property invoices on a consistent basis to ensure timely remittance to vendors and brokers, • Review and submit monthly Commercial Billing Reports to ensure accurate monthly rent billings and prepare late fee and holdover rent reports, • Prepare annual budgets and recommendations for capital planning, • Review and approve annual CAM estimates in accordance with budgets and send letters to tenants explaining operating expense estimates, • Review and approve CAM reconciliations and communicate balances and credits to tenantsQualifications, • Bachelor's degree in real estate or other business discipline, • Three to five (3-5) years of Property Manager level experience (Industrial preferred), • Yardi experience (Voyager, Elevate, Commercial Café), • Ability to respond to emails and phone requests that may arrive during business hours, evenings, or weekends, • Team player who can effectively engage with local leadership and leasing teams, • Strong written and verbal communication skills, • Customer service oriented, • Strong organizational skills We offer competitive compensation packages, comprehensive medical, dental, vision, and life insurance, FSA and HSA, 401k with match, PTO, paid and floating holidays, paid parental leave, professional development resources, and company discounts.
