This role serves as a key liaison between business units, HR, IT, Corporate Real Estate and Facilities to ensure that space solutions and projects align with company strategy, branding, and operational goals. The position combines analytical space planning expertise with hands-on project management to create a high-performing, flexible, and engaging workplace environment. The ideal candidate possesses strong AutoCAD and analytical skills, an understanding of design and furniture systems, and the ability to collaborate effectively across departments and with HQ counterparts. Bilingual proficiency in English and Korean is preferred to support coordination and communication with Korea-based teams but not required. Essential Duties and Responsibilities • Headquarters Space Planning, Occupancy Management and Strategy, • Lead the development and maintenance of floor plans in AutoCAD, seating charts, and adjacency studies for all headquarters departments, • Partner with department leaders and HR to align workspace assignments with headcount projections, hybrid work strategies, and business growth., • Conduct utilization studies and occupancy analyses to inform space optimization and strategic planning efforts., • Develop test fits, move plans, and scenario plans to accommodate reorganizations, team expansions, or leadership directives., • Ensure workplace layouts reflect company design standards, sustainability goals, and accessibility requirements., • Maintain accurate occupancy data within clients IWMS or CAFM system (e.g., FM Systems)., • Support headcount forecasting, departmental allocations, and seat assignment tracking., • Generate occupancy, utilization, and scenario planning reports as requested by leadership., • Conduct MAC (Move, Adds, Changes) activities for the business., • Perform on-site validations to ensure data accuracy and consistency across systems, • Prepare regular and ad hoc reports on occupancy, space efficiency, and planning metrics., • Provide insights to clients leadership team to inform space strategy and future portfolio decisions., • Manage furniture inventory across assigned locations, to support maintaining standards, stock, and reuse initiatives., • Coordinate with vendors and internal stakeholders on new furniture procurement and installation., • Maintain accurate documentation of all furniture assets and configurations., • Project Management, • Manage the full lifecycle of small to medium headquarters projects, including office renovations, department relocations, reconfigurations, and furniture refreshes., • Define project scopes, budgets, and schedules while coordinating with architects, engineers, vendors, and contractors., • Facilitate project kickoffs, design reviews, and stakeholder communications to ensure alignment with company priorities., • Oversee construction and installation activities to ensure quality, safety, and minimal disruption to business operations., • Manage procurement and installation of furniture, signage, and workplace technology to deliver a complete, ready-to-use environment., • Cross-Functional Coordination & Operational Support, • Collaborate with IT and Security teams to plan infrastructure and access needs for workplace projects., • Support change management and communication efforts for space transitions and relocations., • Maintain accurate as-built drawings, occupancy data, and space metrics in CAFM/IWMS systems., • Contribute to long-term real estate strategy discussions by providing data and insights on space utilization and cost efficiency., • Partner with sustainability and workplace experience teams to promote environmentally responsible and employee-centered design decisionsRequired Qualifications, • Bachelors degree in Interior Design, Architecture, Facilities Management, Project Management or related field., • Minimum 35 years of experience in corporate space planning or workplace project management, ideally in a headquarters or multi-department setting., • Proficiency in AutoCAD required; familiarity with IWMS/CAFM tools (e.g., FM:Systems, TRIRIGA, Archibus, knowledge of Revit, Excel, and space analytics software preferred., • Strong understanding of workplace design principles and furniture systems., • Ability to interpret architectural drawings and construction documentation., • 5+ years of experience in corporate space planning and workplace project management, ideally in a headquarters or multi-department setting., • Strong understanding of workplace planning principles, building systems, and construction processes., • Excellent interpersonal and communication skills, with ability to collaborate effectively across multiple business functions., • Proven ability to manage multiple projects concurrently in a fast-paced corporate environment., • This role requires on-site presence five (5) days per week., • Occasional travel may be required to support regional facilities or special projects.

ABOUT THE HENRY KAUFMANN CAMPGROUNDS The Henry Kaufmann Campgrounds is a small non-profit working in the day camp sphere with three locations. HKC Rockland County consists of a 105-acre property, which serves as home to four separate children's day camps. As a seasonal organization, HKC hires workers to provide maintenance and janitorial services, aquatics supervision and security to ensure we can carry out our mission to provide a safe environment and meet the needs of the camps who call HKC home. Our philosophy for success is to focus on the employee experience and ensure our staff have the training, tools and support they need to achieve excellence. A DAY IN THE LIFE OF THE PROPERTY MANAGER The Property Manager supervises a year-round staff of 3 and seasonal staff of 15. You'll be responsible for teaching, mentoring and inspiring your team to excel in everything asked of them. This person is involved in the long-term planning of HKC, and is tasked with developing and implementing preventative plans for property and vehicle maintenance. On a weekly and daily basis, the Property Manager will be assigning tasks and managing the Work Orders. This is a hands on role so on any given day the Property Manager might be mowing, painting, repairing a vehicle, handling a water or sewage issue, removing trash or blowing leaves and using such equipment as backhoe, tractor, skid steer, ride-on deck mower or 3-wheel groomer. There is a cycle to the work based upon the season (winterizing in the fall, planning and deep cleaning or repair in the winter, preparing for camp in the spring, and maintaining in the summer) but there are always regular tasks to be done regardless of the season. Each week brings its own challenges, with the Property Manager having to adjust plans based upon the weather. MANAGEMENT This position reports directly to the COO/CFO (who also has years of experience in facility maintenance) and who is wholly invested in your success and the success of the team. You'll also have the full support of the rest of senior management team. WORK SCHEDULE This job requires the team to work in-person. For most of the year, it's mainly a Monday - Friday job, with hourly workers clocking in 7:00AM - 3:30PM. During the off-season (September - April) there may be the occasional weekend events. The gear up to the start of camp (May - June) is the busiest time, where extended days and weekend work should be expected as we make sure the grounds are ready to welcome the campers on the first day of camp. During the 7-8 weeks of camp, expect long days and some weekend work. MINIMUM REQUIREMENTS The ideal candidate has to have at least 5-years' experience successfully managing a team, be it as a foreman, a project manager or in some other simlar capacity. This experience must include training and evaluating staff and working hands on side-by-side with the team and should have a demonstrable excellent safety record. Also required is a valid driver's license and experience using technology as a management tool. Our new Property Manager should have working knowledge of general maintenance, landscaping and janitorial services as well as painting, carpentry, electrical wiring and controls, plumbing, vehicle and machinery operation and water and sewage treatment but also specialize in at least one of these areas. Within 6-months of hiring, the Property Manager will be expected to obtain OSHA30 Certification and become a CPO (certified pool operator) and be first-aid certified; all at no cost to them. IT Project Manager - Finance Systems Full Time (No 3rd party resumes) Teaneck, NJ (Onsite) Overview: We are seeking an experienced project manager who knows how to partner with business and functional leaders to define, plan and execute on critical projects. This role will have overall responsibility for partnering with the Finance Team to define both short- and long-term priorities; to create and manage the overall Finance IT project roadmap; and to plan, sequence and lead the successful execution of Finance projects. Job Functions: • Collaborate with Leadership and other key stakeholders to understand, track and communicate progress on functional goals and objectives., • Create, document, socialize and manage the project roadmap and portfolio that delivers on the functional goals and objectives., • Facilitate the definition, documentation and communication of scope for roadmap projects with key stakeholders and resources., • Develop and manage the overall project plan and budget including the project schedule, communications plan, risk and issue tracking, change management plan, testing plan, etc, • Lead project kick offs, team meetings and executive updates on individual projects and the overall roadmap., • Ensure project governance and reporting are in place, including preparation of regular status reports., • Offer project structure (set-up, governance, and closure) throughout the entire project lifecycle and help standardize templates for the organization., • Timely preparation and presentation of materials for key external and internal meetings involving executives, including preparation of reports and power point presentations for c-suite meetings., • Manage vendors and monitor status, review budget and scope conformance for large projects with vendor involvement.
