Read and interpret HVAC design plans and schematics to execute precise installations or repairs aligned with project specifications. Conduct welding and equipment repair tasks as needed for mechanical systems or structural components related to HVAC infrastructure. Maintain detailed service records, logs, and reports documenting all inspections, repairs, parts used, and system performance outcomes. Assist with property maintenance tasks including plumbing repairs, appliance troubleshooting, and general mechanical upkeep to ensure a safe and functional environment. Strong mechanical knowledge with hands-on experience in HVAC/R systems, refrigeration (including ammonia refrigeration), boilers, and plumbing. Proven field service expertise with the ability to troubleshoot complex systems efficiently using schematics and technical manuals. Skilled in equipment repair techniques such as welding, component replacement, and system calibration. Familiarity with HVAC design principles to support installation projects or system upgrades. Ability to operate diagnostic tools like ohmmeters accurately for electrical troubleshooting. Experience working with property maintenance teams on diverse tasks including appliance repair and general mechanical upkeep. Valid driver’s license with a clean driving record; experience operating drivers preferred for transportation between sites. Set competitive rental rates., • Compliance & Regulations: Ensure properties comply with New Jersey state laws and local regulations, including landlord-tenant laws, and maintain up-to-date knowledge of changes in real estate regulations., • Reporting: Provide regular updates to ownership or senior management on property performance, occupancy rates, maintenance issues, and tenant feedback., • 2-3 years of experience in property management, with a proven track record of managing both residential and commercial real estate properties., • Knowledge of New Jersey real estate laws, including landlord-tenant laws and local regulations., • Experience using AppFolio or other property management software is preferred., • Strong communication and interpersonal skills, with the ability to effectively interact with tenants, contractors, and vendors., • Excellent organizational and time-management skills, with the ability to prioritize tasks and manage multiple properties., • Ability to handle emergency situations calmly and professionally., • Knowledge of basic maintenance and repair processes, or the ability to coordinate and supervise maintenance personnel., • Ability to negotiate contracts and manage vendor relationships effectively., • Bachelor’s degree in real estate, business, or a related field is a plus, but not required.
