Key AccountabilitiesAssist in developing and maintaining Avanath's maintenance standardization program for all communities, including safety programs.Assist in expanding and/or refining Policies and Procedures in the Operational Manuals or support documents to include areas with a focus on Maintenance, general site operations, safety, and/or other disciplines as assigned.Yardi maintenance dashboard oversight to ensure property complies with Avanath's maintenance operations (i.e., purchase orders, make readies, work orders, turn management, etc.).Assist with budget preparation and execution.Monitor Maintenance KPI's for all assigned properties to maximize performance and enforce standards.Streamline and recommend on-site maintenance policies and procedures to enhance NOI and performance.Conduct monthly property inspections to ensure the property complies with Avanath standards of maintenance operations. Prepare follow-up status reports for senior leadership. Key Responsibilities • Complete maintenance service requests, work orders, and unit make‑ready preparations, • Perform general maintenance and repairs, including plumbing, electrical, painting, and basic structural work, • Inspect, monitor, and maintain building systems and interior/exterior common areas, • Maintain property grounds, including trash removal and light landscaping tasks, • Clean and maintain interior common spaces as needed, • Assist with special projects and coordinate with vendors and contractors, • Identify and promptly report safety hazards, incidents, or property concerns, • High school diploma or GED required, • Minimum of 2 years of hands‑on maintenance experience, preferably in residential or multifamily settings, • Strong working knowledge of hand and power tools across multiple trades, • Ability to work independently, prioritize tasks, and meet deadlines with minimal supervision, • Attention to detail and a strong commitment to quality workmanship, • Physically able to lift 50+ lbs and perform repetitive, physically demanding tasks What We Offer • Competitive hourly pay: $35–$40 DOE, • Medical, dental, and vision insurance, • 401(k) retirement plan with company match, • Paid holidays, sick time, and paid time off (PTO) Targa Real Estate Services is a locally owned, full-service property management company with more than 150 multifamily communities across Washington and Oregon.
