Job Description Job Title: Facility Maintenance Technician Shift: 1st Job Description This role focuses on maintaining, troubleshooting, and repairing building systems and equipment across a large university campus. You will perform preventive and corrective maintenance on mechanical, electrical, plumbing, and HVAC systems to ensure safe, efficient, and reliable operation of facilities. The position involves working with a wide range of tools and equipment, interpreting technical documentation, and responding to maintenance requests in a timely and professional manner. Responsibilities • Use a variety of tools, including common hand and power tools such as hammers, drills, and wrenches, as well as precision measuring instruments and electrical and electronic testing devices, to perform maintenance and repairs., • Perform routine preventive maintenance to keep equipment and fixtures operating smoothly, maintain efficient building systems, and prevent deterioration of the physical condition of buildings., • Inspect and test equipment to diagnose mechanical and electrical problems, using blueprints, repair manuals, and parts catalogs to determine appropriate corrective actions., • Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, and equipment as needed., • Inspect drives, motors, and belts, check fluid levels, replace filters, and perform other scheduled maintenance tasks by following established checklists., • Clean and lubricate shafts, bearings, gears, and other moving parts of machinery to ensure proper operation and extend equipment life., • Adjust functional parts of devices or control instruments using hand tools, levels, plumb bobs, and straightedges to maintain proper alignment and function., • Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment to return it to service., • Record the type and cost of maintenance or repair work in maintenance systems or logs to support accurate tracking and reporting., • Perform mechanical maintenance, including repair and replacement of door knobs, hinges, drywall, plaster, paint, and minor and some major HVAC equipment., • Maintain and repair electrical fixtures, lighting, and ballasts, including like-in-kind replacements and preventive maintenance., • Perform electrical tasks such as switch and outlet repair and replacement, changing lights and ballasts, and troubleshooting lighting and fixtures., • Carry out HVAC preventive maintenance, including changing filters, cleaning equipment, and troubleshooting systems to replace parts and complete repairs., • Maintain the safe operation of building facilities, including electrical, mechanical, and plumbing systems, to ensure a safe and functional environment., • Operate and maintain specific equipment assigned to your zone, conduct surveys and inventories, and complete preventive maintenance activities as scheduled., • Respond to customer complaints and service requests, diagnose issues, and repair equipment or systems in a timely and professional manner., • Read and interpret blueprints, drawings, schematics, and written technical documents to accurately troubleshoot systems and complete repairs., • Ensure compliance with applicable regulations, policies, and procedures while performing maintenance and repair activities., • Perform daily chemical tests on water systems when required, and adjust chemical mixtures and feed rates to maintain proper system performance., • Install wall-mounted furnishings and equipment safely and according to specifications., • Maintain related computer databases by entering work orders, maintenance records, and equipment information accurately., • Collaborate with zone supervisors and team members to prioritize and complete work orders across multiple buildings within assigned zones., • Minimum of 2 years of experience working on HVAC equipment for Mechanic II roles; commercial HVAC equipment experience preferred but not required., • Minimum of 2 years of experience working on lighting and other facility electrical equipment such as outlets, alarms, signage, and similar systems for Mechanic II roles., • Minimum of 2 years of plumbing experience for Mechanic II roles; commercial plumbing systems experience preferred but not required., • Minimum of 3 years of experience working on commercial HVAC equipment for Mechanic III roles; residential-only experience does not meet this requirement., • Minimum of 3 years of experience working on commercial lighting and facility electrical equipment such as outlets, alarms, signage, and building control systems for Mechanic III roles., • Minimum of 3 years of commercial plumbing experience for Mechanic III roles., • Ability to use volt meters safely and effectively for electrical troubleshooting and diagnostics., • Solid understanding of electrical safety and safe work practices for 120, 220, and 277 volt systems for Mechanic II roles., • Solid understanding of electrical safety and safe work practices for 120, 220, 277, and 480 volt systems for Mechanic III roles., • Hands-on experience with HVAC systems, including split systems, rooftop units, heating, air conditioning, and ventilation systems., • Proficiency in facilities maintenance and repair across mechanical, electrical, plumbing, and general handyman tasks., • Ability to read and interpret blueprints, drawings, schematics, and written technical documents related to machinery and building systems., • Competence in using common hand tools, power tools, precision measuring instruments, and electrical and electronic testing devices., • Experience performing preventive maintenance and like-in-kind repair and replacement on building systems and equipment., • Strong troubleshooting skills for mechanical, electrical, plumbing, and HVAC systems in a facilities environment., • Ability to maintain accurate records of maintenance and repair work, including type of work performed and associated costs., • Experience with air compressors and related mechanical systems., • Background in carpentry, including drywall, plaster, paint, and minor structural repairs., • Experience in a facility maintenance role within a campus, institutional, or multi-building environment., • Familiarity with building control systems and basic building automation troubleshooting., • Comfort using maintenance-related computer databases and work order systems., • Ability to install wall-hung furnishings and equipment according to specifications., • Strong customer service orientation when responding to maintenance requests and complaints., • Capability to work independently and as part of a zone-based team across multiple buildings., • Flexibility to work in different zones and adapt to varying building types and systems., • Interest in long-term opportunities that may lead to permanent placement. Work Environment This position is based in a facilities environment at a college university, supporting nearly 200 buildings organized into seven zones, each with approximately 20 to 40 buildings. You will work in both indoor and outdoor settings, including public buildings and mechanical spaces, but not in private living areas. Some tasks require working at heights and in proximity to research animals, so you must be comfortable in these conditions. Each zone has a dedicated zone supervisor who manages work orders and coordinates assignments. Typical schedules are first shift, either 8:00 a.m. to 4:30 p.m. or 7:00 a.m. to 3:30 p.m., depending on the department. You will regularly use hand tools, power tools, HVAC service equipment, electrical testing devices such as volt meters, and computer-based maintenance systems. The environment is collaborative and task-focused, with technicians assigned to specific zones (for example, multiple Mechanic II and Mechanic III roles across Zones B, D, and E) to ensure consistent coverage and support for campus facilities. Job Type & Location This is a Contract to Hire position based out of Atlanta, GA. Pay and Benefits The pay range for this position is $22.00 - $28.00/hr.
