As a Commissioning Technician (or Provider, depending on experience), youll support the commissioning process for projects ranging from building systems, campus systems, specialty mechanical, plumbing, and electrical systems, and fire/life-safety systems. Commissioning is the process to document and verify that systems and equipment are installed, tested, and operating in accordance with the Owners Project Requirements (OPR), Basis of Design (BOD), and construction documents. This role involves construction job site field verification, functional testing support, documentation, and coordination with contractors, engineers, and owners. Here's what you'll be doing: Field & Technical Support • Assist with the commissioning of building systems, including but not limited to:, • Heating Ventilation and Air Conditioning (HVAC), • Building automation systems (BAS) and direct digital controls (DDC), • Plumbing systems (water heaters, pumps), • Emergency power systems (generators, UPS), • Lighting controls and daylighting systems, • Review technical documentation:, • Design documents during design, • Equipment submittal, • Operations and Maintenance (O&M) manuals, • Systems manuals, • Develop checklists and perform field observations to verify installations comply with design documents and commissioning requirements., • Verify Functional Performance Testing (FPT) by:, • Develop Test Scripts based on contract documents, • Witnessing functional testing with the contractors, • Collecting data and documenting system responses, • Identifying deficiencies and assisting in troubleshooting Documentation & Reporting • Assist in developing and maintaining commissioning documentation, including:, • Commissioning Specifications, • Commissioning Plans, • Pre-Functional Checklists, • Functional Performance Test forms, • Commissioning Issues/Deficiency logs, • Commissioning reports, • Maintaining Meeting Records and Equipment Tracking Logs, • Document field findings clearly and accurately, • Track issue resolution and retesting activities Coordination & Communication • Coordinate with contractors, vendors, and design team members during site visits and testing, • Attend and occasionally lead commissioning meetings, site walks, and system demonstrations, • Support owner training sessions and turnover activities Quality & Safety • Follow internal Quality Control Process, • Follow all jobsite safety requirements and company safety policies, • Maintain professional conduct in professional office, meetings and on active construction sites, • Monitor and report on commissioning activities alignment with project schedules and quality expectations Here's what we're looking for: Education and Experience • Commissioning Technician: 0-3 years of experience in commissioning, construction, facilities, or building systems (entry-level candidates with strong technical aptitude encouraged to apply), or, • Commissioning Provider: 3-5 years experience in commissioning, construction, facilities, or building systems, or, • Certified Commissioning Provider: 4+ years experience and certified in commissioning in one of the following:, • BCCB (CCP), • NEBB (CxCP), • ACG (CxA), • ICB/TABB (Cx Supervisor), • AEE (CBCP), • University of Wisconsin (QCxP), • ASHREA (BCxP), • Associate degree or technical training in Electrical, Mechanical, or Building SystemsORequivalent field experience Skills • Basic understanding of building systems and construction drawings, • Ability to read electrical and mechanical plans, specifications, and one-line diagrams, • Ability to understand control sequences of operation, • Ability to write technical documents, • Familiarity with testing instruments (multimeters, infrared thermometers, anemometer, light meters, data loggers, etc.) is a plus, • Proficiency with Microsoft Word, Excel, and PDF markups, • Strong attention to detail and documentation accuracy, • Clear verbal and written communication skills, • Ability to work independently in the office and onsite in the field and collaboratively with project team members internal and external, • Willingness to travel to project/construction sites and work flexible hours as required by testing schedules Preferred Qualifications • Experience with commissioning standards (BCA, ASHRAE, LEED, NEBB, AABC), • Experience with building construction industry, • Experience with building automation systems Independent Work Style and Conditions • At least one day a week in our Bellevue office for team collaboration, with some flexibility based on project on-site work., • Field work varies week-to-week based on project schedules and ranges from zero to multiple days a week in the field; the average is 40% on-site/60% in office., • Ability to safely work in active construction sites, climb ladders, and access equipment rooms., • Ability to lift up to 50 pounds., • Ability to work in indoor and outdoor environments under varying conditions. Compensation:Target annual base compensation for this role in the state of Washington is based on experience level: $24.04-$31.25/hour (Technician) or $32.21-$52.88 (Provider).
