Job Description Job Description This individual will oversee the preparation of estimates for projects and ensure completeness and accuracy of subcontractor bids. * This role will manage multiple bid projects through oversight of superintendents and ensure timely and quality completion of contracted work. * As a preconstruction manager, they will be a liaison between the Owner, Architect, Consultants, and Construction team throughout preconstruction and ensure that GMAX, Cost Plus, or Stipulated Sum bid proposals are completed in compliance with Owner specifications. * They will also work with assistant project managers, project coordinators, and project engineers to ensure accuracy of bidding and project files. Lead the team to achieve successful and profitable project awards. Establish and maintain excellent client relationships, including effective and harmonious working relationships with all those involved in the project, particularly with the Owner and the Architect. Employees will contribute to and consistently apply core values and policies by effectively working with all personnel regardless of race, religion, age, national origin, gender, or physical/mental disability. * Review plans and architectural drawings; prepare quantity take-offs on assigned projects. * For negotiated work, ensure a complete review of plans and drawings, identify omitted items, and account for them in the overall estimate package. * For Construction Manager At Risk work, ensure complete review of plans and drawings and account for omitted items in bid packages and preconstruction processes. * Share information about reliable subcontractors and suppliers with Project Managers or Estimators. * Develop and maintain effective working relationships to meet client needs. * Solicit subcontractor bids for assigned projects (3-5 bids per trade and supplier group). Review and analyze bids for conformance to project specifications, price, material quality, insurance, wages, and related items. Resolve questions prior to final submission. * Follow approved estimating practices to ensure complete and financially sound estimates. * Maintain current information on construction code trends and changes. * Utilize software programs to calculate, record, and track estimates; maintain proficiency for optimal job performance. * Attend client meetings to discuss estimates, answer questions, and resolve pricing issues. * Maintain client relationships during projects to ensure satisfaction. * Provide additional services as directed, including change order pricing, site visits, bid delivery, and collaboration with teams for specific bids. * Review data to determine material and labor requirements; prepare itemized lists. * Compute cost factors and prepare estimates for planning, organizing, scheduling, vendor selection, and cost-effectiveness. * Conduct studies to establish standard hours and cost data or identify cost reductions. * Consult with clients, vendors, or others to discuss estimates and resolve issues. * Interface with internal teams to gain support and commitment to cost estimates. * Organize and manage a centralized cost estimating database and processes to leverage historical data. * Analyze completed projects to compare estimated vs. actual costs; recommend improvements. * Identify cost trends to support management in cost reduction and process improvement. Required Skills: * Bachelor's degree in construction engineering or management, or equivalent work experience. * 3-5 years of general construction estimating experience in interiors, K-12, Healthcare, Higher Education, or Commercial New Building projects. * Strong estimating, communications, financial analysis, budgeting, purchasing, negotiation, and computer skills. * Analytical Skills: Gather, relate, and compare data from different sources; ensure reliability and completeness. * Communications: Speak, write, and listen effectively; understand others' needs. * Decision Making: Analyze variables, evaluate circumstances, assess outcomes, and develop logical solutions. * Estimating: Accurately develop labor, material, and other costs for full project execution. * Financial Analysis: Understand and analyze construction cost and financial data; use data for business decisions. * Interpersonal & Negotiation Skills: Build trusting relationships with subcontractors, vendors, and internal staff; communicate effectively to reach win-win solutions. * PC Skills: Proficiency in Word, Excel, MS Project; experience with estimating and project management software such as Off Center, Take Off, Construction Information Network. * Self-Starter: Work independently, prioritize client needs, and act proactively. * Time Management: Meet deadlines and multitask effectively. * Proven experience in estimating and project management with Procore, Bluebeam, Planswift, MS Projects, Negotiated CMAR contracts. * Track record in commercial construction estimating, planning, reporting, and attention to detail. * Excellent client-facing and internal communication skills; strong written and verbal communication. * Solid organizational skills with attention to detail. * Familiarity with Windows operating systems and Microsoft Office. * Procore or similar construction management experience is a plus. * Meet budgetary objectives and adjust project constraints based on financial analysis. * Lead and direct the work of project teams.
