ROLE DESCRIPTION As the Director of Marketing, you are responsible for driving brand strategy, digital demand generation, and revenue-focused marketing initiatives across a 13,000-unit multifamily and student housing portfolio. This role ensures marketing, branding, and outreach efforts are strategically aligned with the organization’s mission, vision, occupancy goals, and NOI objectives. The position partners closely with the Executive Leadership Team to identify and address portfolio-wide marketing needs and to ensure measurable business results through data-driven strategies. Reports To: VP of Property Management Customer Experience and Leadership: • Provides companywide leadership by setting a Service Excellence standard and inspiring teams to achieve high performance in leasing, retention, and brand engagement., • Oversees and develops a marketing team consisting of one Marketing Manager and one Brand and Content Manager, providing direction, mentorship, performance accountability, and professional development., • Promotes and upholds company values, employee promise, policies, and strategic initiatives., • Ensures timely communication with internal teams and stakeholders to proactively address marketing performance gaps and market shifts., • Promotes a sales-driven culture by aligning marketing strategy with leasing performance metrics and occupancy goals., • Partners with Regional Portfolio Managers and Community Managers to ensure marketing execution supports operational objectives. Marketing: • Develops and executes a comprehensive strategic marketing plan for the entire portfolio, including student housing, conventional communities, lease-ups, developments in progress, and the corporate brand., • Oversees digital marketing strategy including PPC campaigns (Google Ads, paid social, retargeting), SEO (on-page, off-page, technical optimization), local search optimization, and ILS performance management., • Manages digital advertising budgets and ensures strong return on investment, cost-per-lead, and cost-per-lease performance., • Implements lead tracking systems and attribution reporting to measure marketing effectiveness across all channels., • Works closely with Regional and Community Managers to develop property-specific marketing plans that drive qualified traffic to websites, phone inquiries, email leads, and onsite tours., • Oversees companywide collateral development including conceptual design, copywriting, branding standards, and quality control while directing third-party vendors and internal designers., • Partners with the sales managers to ensure leasing teams maximize marketing tools, conversion techniques, and CRM systems., • Contributes to revenue growth by ensuring marketing efforts align with occupancy goals and brand standards., • Identifies and negotiates media placements and advertising channels that deliver high ROI., • Acts as systems manager for lead tracking solutions, CRM platforms, and marketing technology tools., • Monitors, oversees, and implements online reputation management strategy., • Maintains all website content, ensuring accuracy of pricing, availability, property highlights, and SEO optimization., • Oversees corporate email marketing platforms and outreach campaigns., • Develops and manages social media strategy to increase engagement and brand awareness., • Responsible for all web media copy to ensure messaging is compelling, compliant, and conversion-focused., • Prepares property advertising materials and ensures quality and brand consistency across all advertising platforms., • Stays current on digital marketing best practices, emerging platforms, and multifamily marketing trends. Company Branding & Reputation: • Oversees companywide brand positioning and ensures consistency across all communities and digital channels., • Manages reputation strategy across platforms including Google Reviews, Yelp, and ApartmentRatings., • Tracks sales-related metrics and develops initiatives to positively influence occupancy trends and conversion ratios., • Conducts marketing audits, service delivery reviews, and signage inspections across communities., • Spends time onsite testing marketing initiatives, service standards, and leasing performance to establish best practices and benchmarks., • Shadows leasing calls, online inquiries, and resident interactions to identify prospect behavior patterns and conversion opportunities., • Provides monthly executive reporting on marketing performance, occupancy impact, digital ROI, and brand metrics. PROFESSIONAL REQUIREMENTS • Minimum 5+ years of progressive marketing leadership experience within real estate, multifamily property management, or hospitality., • Demonstrated experience managing PPC campaigns, SEO strategy, and measurable digital marketing performance metrics., • Proven track record of driving occupancy growth and revenue performance., • Experience managing digital advertising budgets and third-party marketing vendors., • Bachelor’s degree in Business, Marketing, Communications, or related field preferred COGNITIVE OR MENTAL REQUIREMENTS: • Reading;, • Writing;, • Strong math skills;, • Ability to communicate clearly;, • Ability to deal with complex issues;, • Attention to detail; and, • Ability to prepare financial and related reports. ELIGIBILITY REQUIREMENTS: • Must have unrestricted work authorization to work in the United States; and, • Must be willing to submit to a background investigation. Salary Range: $140,000-$160,000. per year, DOE.
