Jones FM is offering an exciting opportunity for an experienced and motivated Maintenance Supervisor to join our team. This role is ideal for someone looking to take the next step in their career, combining hands-on technical expertise with leadership and client-facing responsibilities. You’ll play a key part in delivering high-quality maintenance services, supporting engineers on site, and helping to drive standards, performance, and continuous improvement across the contract. The Supervisor is responsible for the day-to-day supervision, coordination, and performance management of maintenance activities across the site or portfolio. The role ensures that all planned, reactive, and statutory maintenance works are delivered safely, efficiently, and in full compliance with contractual and legislative requirements. The Supervisor acts as the operational lead on site, providing technical guidance, enforcing safe systems of work, supporting service continuity, and maintaining strong client and stakeholder relationships. Key Responsibilities • Operational Leadership & Supervision, • Supervise and coordinate all maintenance activities, ensuring works are completed in line with agreed SLAs and KPIs., • Allocate and prioritise tasks to maintenance technicians based on urgency, skillset, and workload., • Oversee subcontractor activities, ensuring compliance with site rules, RAMS, permits to work, and quality standards., • Act as the primary escalation point for operational issues and technical challenges on site. 2. Planned & Reactive Maintenance • Ensure all Planned Preventative Maintenance (PPM) tasks are completed in accordance with the maintenance schedule, statutory requirements, and SFG20 guidance where applicable., • Manage reactive maintenance works, ensuring timely response, effective fault diagnosis, and permanent resolution where possible., • Monitor recurring faults and support root cause analysis to reduce repeat issues and unplanned downtime. 3. Technical Oversight & Support • Provide hands-on technical support to engineers when required, including fault finding and remedial works., • Ensure all engineering systems (mechanical, electrical, and public health) are maintained to manufacturer and legislative standards., • Review and validate technical documentation, drawings, and specifications. 4. Health, Safety & Compliance • Promote and enforce a strong health & safety culture across the site., • Ensure all works are carried out in compliance with the Health & Safety at Work Act, Electricity at Work Regulations, and other relevant legislation., • Review, approve, and implement RAMS, permits to work, isolations, and risk assessments., • Conduct site inspections, audits, and toolbox talks to maintain compliance and safe working practices. 5. Client & Stakeholder Engagement • Act as the main point of contact for day-to-day client engagement., • Provide regular updates on maintenance activity, issues, and resolutions., • Maintain a professional, proactive relationship with clients, occupants, and stakeholders., • Support contract management meetings and performance reviews. 6. Reporting & Systems Management • Ensure all works are correctly logged and closed on the CAFM system., • Review maintenance records, statutory compliance documentation, and certification., • Contribute to monthly reports covering PPM completion, reactive performance, H&S matters, and outstanding issues., • Track remedial actions, quotations, and follow-up works. 7. Resource & Supply Chain Management • Monitor stock levels, tools, and materials to ensure operational readiness., • Coordinate with suppliers and subcontractors to ensure timely delivery of services and materials., • Support cost control by identifying efficiencies and preventing unnecessary spend. 8. People Management & Development • Support the training, mentoring, and development of maintenance technicians., • Monitor team performance, attendance, and conduct., • Encourage continuous improvement and knowledge sharing within the team., • Assist with inductions, competency checks, and ongoing skills development. Skills, Knowledge & Experience Essential • Proven experience in a supervisory or senior maintenance role., • Strong technical background in building services (mechanical, electrical, or multi-skilled)., • Experience working within FM or property maintenance environments., • Strong understanding of statutory compliance and safe systems of work., • Excellent organisational and communication skills. Desirable • IOSH Managing Safely or equivalent H&S qualification., • Relevant trade qualification (Electrical, Mechanical, Building Services)., • Experience using CAFM systems., • Knowledge of SFG20 maintenance standards.
