Senior Land Manager Beaconsfield Up to £80k plus package An excellent opportunity has arisen for an experienced land manager to step into a senior position with a well-established developer operating across multiple regions in the UK. This role will play a pivotal part in driving the region’s land acquisition strategy, working closely with senior leadership to identify, assess and secure both immediate and strategic land opportunities. You’ll have genuine autonomy, influence over decision-making and the opportunity to shape the growth of the regional business. The Role: As Senior Land Manager, you will take a proactive approach to land sourcing and be responsible for managing opportunities from initial identification through to acquisition. Your responsibilities will include: • Proactively identifying off-market and on-market land opportunities across the region, • Conducting initial site assessments including planning risk, constraints, market demand and viability, • Preparing and reviewing financial appraisals in conjunction with internal commercial teams, • Leading negotiations with landowners, agents and promoters to agree heads of terms, • Structuring and securing land agreements including option agreements, promotion agreements and conditional contracts, • Managing due diligence processes through legal, technical and planning stages, • Working closely with planning colleagues to formulate promotion strategies for strategic sites, • Presenting detailed land bids and recommendations to senior management and board for approval, • Maintaining and strengthening a strong network of land agents, landowners, consultants and local stakeholders, • Monitoring local plan activity and identifying longer-term strategic opportunities This is a hands-on role requiring both strong technical understanding and commercial instinct. You’ll be expected to manage multiple opportunities simultaneously and drive deals forward with pace and professionalism. About You: • Proven track record in land acquisition within a housebuilder or residential developer, • Strong understanding of land valuation and appraisal processes, • Detailed knowledge of planning risk and development constraints, • Confident negotiator with experience structuring complex land deals, • Established network of agent and landowner contacts (regionally advantageous), • Self-motivated, commercially driven and comfortable operating with autonomy What’s on Offer: • Competitive basic salary, • Car allowance, • Attractive performance-related bonus, • Clear progression pathway within a stable and growing business, • Strong appetite for land acquisition with real decision-making capability
