    Property Manager

    Full-time
    London

Help Build Something Exceptional! Founding Property Manager – Lettings & Management | Exclusively Kensington, London. Hybrid Role - Remote/Field/Office Khawajas of Kensington is a newly established, independent property agency specialising in Kensington residential property — Sales, Lettings & Management. We are at the very beginning of our journey. We don't have a high-street office, an established landlord database or a large existing portfolio handed to you. What we do have is a clear vision, a premium brand and the ambition to establish Khawajas of Kensington as a respected name in the Kensington property market. And that's where you come in! This is not a conventional Property Manager role. We're looking for our first key Property Manager — someone entrepreneurial enough to help us build the management and lettings side of the business from the ground up. You won't simply be managing someone else's portfolio. You'll be helping create it. You'll be expected to actively build relationships, identify opportunities, win new landlord instructions and make the Khawajas of Kensington name known within the local property market. That means going the extra mile. It means picking up the phone when others don't. Following up when others give up. Building relationships with landlords, developers, investors, contractors and local businesses. Finding opportunities where others don't. Your Opportunity As our first Property Manager, you will have an unusually high level of influence over the direction of the business. We want someone who can bring their own ideas, experience, contacts and vision to the role. You will help determine: • How we attract and retain landlords, • How we market properties, • How we structure our lettings and management service, • How we build relationships within Kensington, • How we develop our systems and processes, • How we position ourselves against established agencies, • How we grow the portfolio, • Ultimately, how the business develops As Khawajas of Kensington grows, your role can grow with it. The person who helps us build the foundations today could become one of the people leading the business tomorrow. Commission 40% commission for your first 12 months, or first 20–30 landlords — whichever comes first. This is designed for someone who wants their earning potential to reflect their ability to generate business and build relationships. • Uncapped earning potential, • No traditional ceiling on what you can earn, • Full autonomy to develop your own landlord network, • Significant influence over how the division develops, • Commission structure reviewed once established, • Potential future bonuses, benefits and/or base salary, • Clear opportunity for progression into a senior or leadership position What You'll Be Doing This role combines property management, lettings and business development. You will: • Build and develop your own landlord portfolio, • Proactively seek new landlord instructions, • Develop relationships with property owners, investors and developers, • Generate lettings and management opportunities, • Manage residential properties across Kensington, • Handle the full lettings cycle, • Conduct and arrange viewings, • Onboard landlords and tenants, • Manage renewals and move-outs, • Coordinate repairs, maintenance and contractors, • Conduct inspections, • Oversee rent collection and arrears, • Manage tenancy administration, • Maintain UK lettings compliance, • Help develop our systems, processes and service standards, • Represent and promote the Khawajas of Kensington brand within the local market Who We're Looking For This role will suit someone who thinks like an entrepreneur, not simply an employee. You should have: • Proven experience in lettings and/or property management, • Strong knowledge of Kensington or the wider London residential market, • Excellent communication and relationship-building skills, • Confidence approaching new clients and winning instructions, • A proactive and persistent approach to business development, • Strong knowledge of UK lettings and compliance, • The ability to work independently, • The ambition to build something long-term, • The confidence to put forward your own ideas and challenge the status quo Most importantly... You must be prepared to go the extra mile. We are building a new agency in a market where established competitors already have offices, databases and years of local presence. We intend to compete through service, relationships, determination and execution. If you're the type of person who sees an empty pipeline and thinks "I'll build it", rather than waiting for leads to arrive, this could be the opportunity for you. Why Join Khawajas of Kensington? You won't be joining a huge corporate estate agency where your role is already defined. You'll be one of the people defining it. You'll have the opportunity to help establish a new Kensington property brand, influence its direction and build a portfolio that can ultimately become your own professional legacy within the business. We want to hear your ideas. We want you to challenge us. We want you to tell us what you think we should be doing differently. And when you see an opportunity, we want you to have the freedom to pursue it. Benefits • 40% commission for your first 12 months / first 20–30 landlords, • Uncapped earning potential, • Genuine autonomy, • Opportunity to build your own client portfolio, • Birthday off, • Company trips and team getaways, • Cycle to Work scheme, • International travel opportunities as we expand, • Training and career progression, • Performance bonuses, • Potential progression into senior management and leadership Why Join? This is the beginning - Help us build it. Real ownership. Uncapped earning potential. A founding role in a premium London property brand.
