Job Description Job Title: Property Condition Assessor Pay range: $65,000 - $70,000 Job Summary: Responsible for evaluating the physical condition of residential, industrial, and commercial properties within the Alliance portfolio. Conduct thorough site inspections, assess structural and system components, identify deficiencies, and develop detailed reports to support investment and asset management decisions. Duties/Responsibilities: • 3-5 years PCA Report Writing, • Perform on-site property condition assessments for due diligence and capital planning., • Inspect and document building systems including HVAC, roofing, electrical, plumbing, and structure., • Identify immediate repair needs and long-term maintenance requirements., • Create comprehensive Property Condition Reports (PCRs) with cost estimates and timelines., • Collaborate with asset management, acquisitions, and construction teams., • Strong technical writing and communication skills., • Proficiency in Microsoft Office and report-writing tools., • Willingness to travel as needed for site visits., • Strong attention to detail for identifying issues like water damage, structural wear, or code violations., • Ability to write clear, concise technical reports for clients, • Strong understanding of building construction, systems, and materials., • Familiarity with building codes, ADA compliance, and other regulatory standards., • Professional demeanor and ability to work independently or on a team., • Bachelor’s degree in Civil Engineering or related field preferred., • Walking and standing for extended periods, often across large sites., • Climbing ladders and stairs, including to access roofs, mechanical rooms, or upper levels without elevators., • Bending, kneeling, and crouching to inspect areas like crawl spaces, under structures, or HVAC systems., • Lifting and carrying equipment such as a laptop, camera, flashlight, measuring tools, or meters (up to ~30 lbs)., • Balancing and navigating uneven terrain, especially for outdoor inspections or older properties., • Good vision for close inspection of structures and systems, often in low-light areas.KEY BENEFITS INCLUDE:, • Medical, Dental, and Vision Insurance, • Flexible Spending Accounts, • 401(K) Plan with Competitive Match, • Continuing Education and Tuition Assistance, • Employer-Sponsored Disability Benefits, • Life Insurance, • Employee Assistance Program (EAP), • Paid Time Off (PTO), Paid Holidays, & Bonus Floating Holiday (if hired after July 1st), • Profit Sharing or Individual Bonus Programs, • Referral Program, • Per Diem & Paid Travel
