Salary: $38.16-$46.64/hr. The posted salary reflects the full pay range for this position. Position Overview: The Maintenance Supervisor is responsible for addressing an array of apartment and property maintenance duties, and for maintaining the highest standards in customer service and curb appeal. The Maintenance Supervisor will be responsible for completing maintenance work, supervising a team of dedicated maintenance staff, and completing administrative tasks. Work Schedule: Onsite, Monday-Friday, 8:30 am - 5:00 pm. After hours as needed. The final schedule will be determined by the supervisor. Building Information: Renton Sage Apartments is a 284-unit, garden-style property located Renton. The building is comprised of Low-Income Housing Tax Credits and Bonds, WSHFC and Amazon funding. Your Impact: Managing Teams • Lead and manage a team of maintenance technicians and facilities associates. This includes providing guidance and support to the on-site property team, conducting performance evaluations, and addressing areas for improvement., • Participate in the selection and hiring of dedicated building staff., • Respond, as needed, to after-hours emergencies, helping to contact resources and providing support., • Provide guidance to the on-site maintenance staff., • Meet regularly with Property Managers to review work orders, unit turn schedules, and general property needs. Create schedules for onsite teams and external vendors to complete unit turns and work orders within deadlines., • Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and identify issues requiring maintenance, repair, or replacement., • Manage work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident’s satisfaction. Track progress of work orders and identify chronic maintenance issues., • Perform various maintenance functions, including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, and other minor building repairs if a permit is not required to conduct the job., • Scheduling vendors, coordinating with the Site Managers, and assisting as needed., • Monitor maintenance of work through regular inspections, direct or indirect supervision, and ensure that deficiencies are addressed and corrected in a timely manner., • Ability to work a non-traditional schedule and participate in after-hours on-call duties for the entire Bellwether portfolio of buildings., • . Initiate contact with Emergency Services when appropriate., • Implement preventive maintenance programs, schedule repairs, and manage work orders to optimize efficiency and minimize downtime. Respond and assist in the management of property emergencies, such as snow and other inclement weather, emergencies, fires, and floods., • Inform and manage maintenance budgets, track expenses, and procure necessary equipment, parts, and supplies., • Develop and implement strategies to achieve property goals. This includes analyzing trends and identifying growth or cost reduction opportunities., • Diagnose equipment failures, troubleshoot issues, and develop solutions to prevent future problems., • Identify areas for improvement in maintenance processes, implement new technologies and strategies, and promote a culture of continuous improvement, • Implement and communicate safety policies and procedures at each site., • Estimate time and materials to complete projects of small to moderate size. May manage projects employing both Bellwether staff and outside contractors., • Attend continuing education courses to keep up to date on HUD and state agency policies, procedures, and guidelines., • Champion the ‘One Team’; create strong teams at each site centered on Bellwether’s values of accountability, belonging, and collaboration. Minimum Requirements • Three (3) years or more general experience in building trades (carpentry, electrical, and plumbing), repair and replacement maintenance, or handy work. Apartment maintenance experience is preferred., • Two (2) or more years of supervisory experience, leading onsite maintenance technicians., • Must be willing and able to respond to after-hours emergencies and have a valid Driver’s License with an acceptable driving record or the ability to obtain a valid WA State Driver’s License within 60 days of employment., • Self-motivated, with the ability to work independently or as part of a team., • Collaborative leadership styles and an effective team builder., • Highly organized, experienced in completing assigned tasks, capable of taking initiative, ensuring all work is completed within established time limits., • Able to complete strenuous work for extended periods and able to work safely in all weather conditions., • Ability to relay technical concerns with adequate detail, quickly, and accurately., • High degree of initiative and problem-solving ability., • Strong interpersonal skills to effectively and sensitively communicate with all levels of the organization., • Ability to work independently and prioritize effectively in a fast-paced environment., • Exceptional customer service skills with the ability to respond quickly and tactfully to customers., • Strong analytical and problem-solving skills., • Conversant in local, state, and federal fair housing and landlord/tenant laws., • Ability to lift and carry up to 50 lbs. and possess the physical strength and aptitude to operate hand and power tools, such as drills, hammers, snow shovels, etc., • Must be able to work in all weather conditions., • Ability to exercise discretion and confidentiality., • Able to travel and work at local Bellwether sites as needed., • Advanced carpentry, plumbing, and electrical repair knowledge., • Affordable housing industry experience and/or certifications., • Technical/Mechanical Certifications and/or a high school diploma or equivalent.
