Job DescriptionCommunity Manager – San Pedro, CA 90731 (Tax Credit/LIHTC) Take charge of a tax‑credit community where your compliance expertise, resident communication skills, and leadership keep the property running smoothly. This role supports daily operations, recertifications, move‑ins, rent collection, and maintenance coordination. Immediate start—perfect for someone experienced in affordable housing programs. Job Description • Oversee daily operations, resident interactions, and compliance, • Manage LIHTC, TCAC, PBV, and Fair Housing requirements, • Complete certifications, recertifications, and file accuracy, • Coordinate maintenance and manage work orders, • M–F, 8:30am–5pm, • Contract role, $26–$27/hr based on experience • Maintain LIHTC/TCAC compliance and complete certifications/recertifications, • Complete move‑ins, move‑outs, and file processing, • Collect rent, including current and past‑due amounts, • Coordinate maintenance, prioritize work orders, and manage vendors, • Communicate clearly with residents regarding rules and notices, • Apply Fair Housing, ADA, and PBV requirements, • Resolve conflicts and lease violations professionallyRequired Qualifications, • Experience as a Community Manager in the apartment industry, • Tax Credit/LIHTC experience required, • TCAC experience required (needed for recertifications & move‑ins), • Deep understanding of:, • LIHTC income limits, rent limits, utility allowances, program rules, • PBV regulations, • Fair Housing and ADA compliance, • Experience with rent collection and delinquency management, • Ability to coordinate maintenance and manage work orders, • Strong communication and conflict‑resolution skills, • High attention to detail for compliance and documentation, • Ability to work M–F, 8:30am–5pmBenefits Through BGSF: • Weekly pay, • Health, dental, and vision insurance options (PTO or sick leave applicable per state/local law), • Referral bonuses #ZIPC BGSF is an Equal Opportunity Employer.
