Job DescriptionSalary: Construction Owners Representative with a focus on Preconstruction and Design Either as an individual contributor or to manage the line of business. Minimum Individual Qualifications: • Ability to understand optics in all manners of a project., • A plethora of intangible life skills (i.e. street smarts) and the ability to utilize them to bend others to your will., • An understanding of customer service and how to manage your customer., • An insatiable knowledge for learning new things., • The ability to look at challenges in a competitive manner., • The mindset that even if you dont know the answer if you were given enough time you will be able to figure it out., • Ability to live in the weeds and at 100,000 feet., • One job in your past where you had direct interaction with customers and had to handle problems. This could be a server, cashier, retail associate, call center agent, barista, or any position where you were responsible for addressing customer needs, resolving issues, and ensuring a positive experience., • Bachelor's degree in construction management or engineering, or applicable trade/superintendent experience., • 7-10 (individual contributor) or 8 to 12 years (Business Unit Manager) of experience working in either design or construction projects. Experience in Labs, Core & Shall High Rise, Adaptive Re-use, Semiconductor, Warehouse, SCIFs, or Critical Facility Construction is necessary. Residential isnt usually a good fit, but if you are adamant about your skill-set feel free to apply., • Understanding aspects of Design and the Pre-Construction Process., • Understanding Design-Build (preferable) or Design Assist., • Expertise in scope demarcation., • Understanding AIA Contract Documents with the ability to review, edit., • Ability to manage multiple projects and multiple teams within this project. VADD provides a unique set of services focused on providing developers and Owners full-service representation from the concept of the project to the completion of the project. This work is different than most Owners Rep firms. We consider it Active Owners Representation vs. what is typically done in the industry. We are generally working with Contractors who are underqualified for the project and our role is to actively pull them through the project in order to deliver successfully. Our go-to-market approach is a design-build contract. We have internal engineering, estimation, scheduling, QA/QC, logistics, and software resources (we have developed some of our own tools internally). Our offering is very niche and is very programmatic. We adapt our program to each project as well as support our customers globally. We have two active projects overseas, and are chasing 2 more. For projects within the USA we are currently constrained by our internal resources and are hiring on all fronts. VADD focuses only on the data center market; however, we prefer to hire those who have developed their skill set in other market segments and would be excited to learn and grow in the world of data centers. VADD will provide the relevant support and training but to be clear: this will likely be a trial by fire. We firmly believe that a hotter fire makes stronger steel. About the Role There are multiple opportunities to advance within this role. Our backlog and funnel have enough work to support both individual contributors who want to operate at the highest level or those who want to build and manage the team including being responsible for growing the entire book of business. The right individual should love challenges and learning, thrive in chaos, hate micro-management, and be passionate about their approach. Your personnel reputation will be on the line in all instances because you will be given both practical and creative control of your projects and (if desired) control of the business unit. VADD leadership will provide you with the insight and end goals of the company and will provide vision and guidance for you to turn into execution. For individual contributors you will be compensated on your ability to be efficient, effective, and the profitability of your projects. All projects have a team approach and the expectation is to utilize the knowledge youve developed over your career to utilize resources that are in-house, on contract (i.e. 1099), or need to be hired. Youll be expected to bring in work in the form of scope changes, and new projects from those youve built relationships with. There will be no artificial cap on your potential earnings, but pragmatically it will be limited by the amount of work you decide you want to handle. There is no shame in taking less, but taking more will make you a legend. For those who wish to build and grow the business unit we will first drop you in as an individual contributor. You will need to earn the respect of your peers and understand the vision of the company. From the instant you commit to the program your goal should be to replace yourself by segmenting your skillset and building a team that duplicates it. The team you build may consist of staff within the organization or those that are yet to be hired. VADD leadership will help you with guidance and vision, but to be clear: you will be responsible for executing on your vision for the business. Once your team is complete you will be given more responsibility and a bigger role at the organization. During this entire time you will be expected to be involved in marketing and company planning to help drive business into the organization. You will be paid on the business, profitability, and efficiency of your business unit. Your compensation will be unlimited and you will be eligible for an ownership stake in the organization. Responsibilities: • To Make Good Decisions. Your main responsibility will be to make good decisions at all times during your employment. These decisions may turn out to be the wrong decision, but your logic and decision tree should be sound and explainable to anyone in a leadership position., • To listen to your customers problems and to develop solutions to solve them. Customer service is a key tenet to our offering., • To push yourself and others by never settling for the status quo and to set a pace and expectation for attention to detail that will inspire others to operate beyond what they believed was possible., • We follow our customers and work world-wide. There will be travel involved, but this is not a travel role. You will be expected to travel to meet customers, walk job sites, and if your customer calls and say that we need you on site. This may be zero times a month or 5 times a month depending on the state of your project. You should have the ability to create the required tasks that are needed for projects under your control. These should be segmented out and delegated to the appropriate resources. VADD has in-house engineering, estimation, project management, Cx, QA/QC, and field management expertise. Being customer focused means that sometimes you may be required to complete the task in order to keep your customer happy. Below is a list of the general types of tasks that you should know how to complete, but most importantly be able to explain to other how they should be completed to others. Many of these are specific to data centers (not a problem if they are not familiar to you) but most of them are self explanatory: Schedule Oversight - Day-to-Day Tracking/Management • Owner/GC Coordination: Base Build GC vs. Fit-Out GC, • MOP Coordination, • Delivery Coordination, • Site Logistics Coordination, • QA/QC, • Diving Into Plans/Specs - Understand Design Intent/Scope/Etc., • Ensuring GC is Executing QA/QC Plan (Project Specific), • Tenant Fit-Out Experience: Fast Paced Schedule, • Busway/RPP's, Hot Aisle Containment, Conveyance, Etc., • Existing Buildings Retrofits: Added CRAH's, Power/Cooling, PQM Retrofit, Etc., • Commissioning, • Submittals, RFI's, Procurement Log, • Other Items:, • OFCI Tracking, • OAC Meetings, • GC Weekly Reports, Safety Metrics, • Design Management, • Budget/Cost, • Change Management, • Pay Apps, • Review construction manager's (CM) monthly forecast., • Hold weekly CPM schedule review meetings, • Attend multiple CM/subcontractor detailed planning meetings, • Owner Furnished Contractor Installed (OFCI) equipment schedule management, • Vendor start up scheduling, • Commissioning schedule coordination, • Owner/Direct vendor schedule management (IT, Roofing Consultant, Geotech, Third Party Inspectors), • Customer Fitout - schedule management, • GMP buyout detailed analysis and ownership of recommendations, • Provide VE recommendations with analysis, • Change order review and approval (cost approval and process flow), • Proactive cost avoidance/reduction ideas, • Monthly pay application review, • QA/QC general oversight, • QA/QC daily review and inspection with CM, • Safety general oversight, • Safety daily review & inspection with CM, • facility coordination (MOP's, Notifications), • Assess weekly progress and provide accurate reporting, • Manage OFCI equipment inspection/receiving process, • Process cost documents (pay apps, change orders, etc.), • Manage and attend weekly OAC meetings and minutes, • Provide weekly project reporting, • Manage project closeout process (financial, O&M's, punchlist, Ops, etc.), • After initial design, manage design coordination efforts, • Coordinate customer fit out design package integration (non base-build), • Validate design cost and process changes, • Management of construction administration process, • Manage and communicate overall permit process, • AHJ inspection and certificate of occupancy process management. remote work
