Execute and Process all Outright Gifts Payable-On-Death Gifts, Endowments and DAFs • Manage the transfer and redemption of securities, ensuring the timeliness of the transactions., • Monitor divisional UBS brokerage accounts daily activity and ensure the timely sale and valuation of securities., • Work with external vendors in the liquidation of assets gifted to The Salvation Army., • Collect information from various sources (field staff, trustees, executors, title companies, real estate brokers, financial institutions, appraisers, etc.) and analyze information to determine market value, environmental issues, etc., • Obtain Broker’s Market Analysis and research title and cure title defects as necessary, coordinating with title companies and county, state and federal agencies., • Draft Gift Services Committee (GSC) and Property Council (PC) agenda items for review and acceptance and liquidation of assets., • Oversee transfer of assets, including the drafting of required legal documents, tax forms, change of ownership, recording of deeds, conveyances, title insurance and insurance procurement as necessary., • For PC’s consideration, assist with the review of listing and purchase and sale agreements, counter offers and oversee escrow process through closing, including examination of escrow instructions for accuracy and legal review., • Responsible for managing income and expenses of all real estate assets, including promissory notes secured by deeds of trust., • Responsible for database input and data integrity pertaining to all outright and payable-on-death gifts., • Responsible for maintaining accurate and timely donor information in database systems as it pertains to outright gifts. Execute and Process Gift Terminations, Revocations and Distribution of Funds • Provide accurate and timely information to TIAA Kaspick on all gift terminations., • Initiate communication verbally or in writing, with all parties as required including donors, Planned Giving Directors, appropriate divisional staff, and advisors on all gift terminations., • Recover overpayments as necessary from decedent’s estate., • Provide date of death valuations to financial advisors, executors, etc. as required., • Re-calculate charitable deduction in a timely fashion to meet tax deadlines., • Process revised 1099’s., • Prepare distribution correspondence and reports to the GSC and Board of Directors (BOD) to facilitate the withdrawal and distribution of funds from the Gift Annuity Pool account and charitable remainder trust accounts. Such assistance may include accessing move-in assistance, coordinating donated furnishings and other basic household items., • Work collaboratively with vocational specialist to assist participants in accessing employment and training opportunities., • Conduct internal referrals to the SSVF Shallow Subsidy and Homeless Veteran Re-entry Program (HVRP) to maximize Housing sustainability, • Deliver home-based case management services to participants once they move into permanent housing., • Conduct home visits to all veterans who are due for a 90-day program recertification. Evaluate current services and identify and refer the veteran to NEW services (i.e., Hoarding Therapy, Home nurse) if found that such services are needed., • Document and maintain up-to-date information on services provided to clients in the Homeless Management Information System (HMIS), • Participate in Bi-weekly case management meetings and attend staff trainings as required., • Prepare and submit case and program reports as needed., • May transport/accompany clients to appointments and self-help activities as needed, • Provides crisis intervention as needed, • Attend regular staff meetings and trainings as assigned by the Program Manager, • Rotates with the multi-disciplinary team for on-call duties, • Responsible to maintain all vehicles assigned to the SSVF program by conducting weekly engine runs., • Responsible to maintain all vehicles assigned to the SSVF program by driving the vehicle for no less than 2 miles on a weekly basis., • Respond to complaints from landlords & participants related to housing conditions & provide mediation as needed., • Report to the SSVF Program Manager when Maintenance to the vehicle is required., • Coordinate all maintenance issues with the local mechanic establishment (e.g., oil change, battery, tire, check engine light), • Adopts an “whatever-it-takes” approach in assisting clients to retain housing and independent living Most of the direct service work is performed in the community (e.g., clients’ homes) and NOT at the assigned site.
