Job Description Job Title: Maintenance Supervisor Employment Type: Full-Time FLSA Status: Non-exempt Schedule: Monday – Friday from 8:00am-5:00pm. This position will be part of the region based rotating on-call schedule for after hour emergencies. Location: This position supports two multi-family apartment communities totaling 394 units • Port View: 320 Columbia Ave NE, Boardman, OR 97818 Compensation Package: • Competitive starting hourly pay range of $31.00-$31.00, • Monthly phone allowance of $50.00, • Monthly transportation allowance of $200.00, • Quarterly bonus opportunities, • Medical insurance at no cost to the employee, • Dental insurance at no cost to the employee, • Supplemental insurance available at employee expense (Vision insurance, Life and AD&D insurance, Critical Illness insurance, Accident Protection Plan insurance, Hospital Indemnity Protection Plan Insurance), • 401k enrollment program available, • Life Balance Program access for associate-only discounts, • Paid time off, accrued through the year at 5.66 hours per pay period (136 hours per year)., • Comply with all Fair Housing and Equal Housing Opportunities requirements, • Comply with appropriate state landlord/tenant statutes, • Comply with OSHA safety regulations, • Attend training and development seminars, • Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations, • Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable), • Ensure preventative repairs are done on a regular basis, • Complete apartment turnovers within three days of vacancy, • Communicate with Property Manager on turnover schedule, • Sustain inventory of tools, supplies, and materials, • Organize and maintain an orderly maintenance shop and storage areas, • Being on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediately, • Completing repairs that may involve, electrical, plumbing, appliances, or general carpentry, • Maintenance of pool/spa (if applicable), • Inspect to ensure the quality of work being completed by vendors is of the highest standard, • Complete work orders within 24 hours of submission to the community members satisfaction, • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal, • Paint interior and exterior surfaces as necessary, • Authorization to work in the United States, • High School Diploma or equivalent, • Reliable transportation, • 2+ years of experience in multi-family maintenance, • Possess your own hand tools, • General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory, • Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways, • Approximately 10% in office environment using computer or tablet and phone, • Frequent lifting, pushing, carrying or pulling of 20-50 pounds, • Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures “Affinity doesn’t just manage an asset – we cultivate an investment.
