Position Overview The Assistant Property Manager (APM) supports the Property Manager in overseeing the day-to-day operations of the property, ensuring smooth leasing, tenant relations, compliance, and maintenance coordination. This role is critical to maintaining high occupancy, resident satisfaction, and compliance with company standards and housing regulations. Location: Newark, NJ Reports to: Property Manager Schedule: Onsite Employment Type: Full-Time Hourly Rate: $25.00 USD/Hour Key Responsibilities Leasing & Marketing • Assist with leasing efforts including tours, applications, and move-in/move-out coordination., • Maintain accurate availability and pricing information., • Support marketing efforts to attract and retain residents.Resident Relations, • Provide excellent customer service by responding to resident inquiries and concerns in a timely manner., • Enforce lease terms and community policies., • Support annual recertifications and income verification processes (if applicable to affordable housing programs).Operations & Administration, • Maintain accurate resident files, records, and reports., • Process rent payments, late fees, and other charges; assist with collections., • Prepare weekly/monthly reports for ownership and management., • Support compliance with fair housing laws, local housing programs, and company policies.Maintenance Coordination, • Enter and track work orders, following up to ensure timely completion., • Assist with vendor scheduling and contract compliance., • Conduct property inspections to ensure safety, cleanliness, and compliance.Financial Support, • Assist with budget preparation and monitoring., • Review invoices and ensure timely processing., • Provide data to Property Manager for reporting and forecasting.Qualifications, • 1–3 years of experience in property management or related field (multifamily preferred)., • Knowledge of leasing, resident relations, and property operations., • Strong organizational, communication, and problem-solving skills., • Proficiency in property management software (e.g., Yardi, Rent Manager, AppFolio)., • Familiarity with affordable housing programs and compliance is a plus., • Customer service-oriented with strong interpersonal skills., • Ability to work independently and as part of a team., • Detail-oriented with strong time management.
