Job Description Project Manager in Springfield, MO Construction job opportunity with a well-established General Contractor looking for a project manager for their self-perform division of their organization. The right individual will have experience either with a general contractor or waste water treatment plant contractor. The Project Manager is responsible for planning, tracking, and overseeing construction of various projects in Missouri and Arkansas, and reports directly to the Owner. About the Role: • The position is responsible for managing daily activities and issues related to completing a construction project, including overall project planning, scheduling, project cost accounting, quality control, contract administration, and owner and engineer relationships., • Oversees construction projects from start to finish including developing a Master Project Schedule that is updated monthly and communicated to all pertinent job personnel (subcontractors, suppliers, engineers, and field personnel)., • Manages all contracts, pay requests, change orders, RFI’s, ASI’s, with the Owner and engineer in a timely fashion., • Facilitate a strong client relationship and deliver overall construction services in a professional manner., • Understand the hard bid process and assist with estimating when required. Assist in procuring pricing during bids. Generate bid packages as required., • Provide Value Engineering to a project as needed for appropriate cost control., • Facilitate and maintain in a timely manner all Requests for Information, Submittals, Architectural Supplemental Instructions, Drawings, Specifications, Proposal Requests, Change Order Requests, and all respective logs of each., • Assist in the negotiation and creation of owner contracts, including exhibits, scopes of work, staging plans, weather clauses, budgets, exclusions, etc., • Negotiate the value of work with the subcontractor, create scopes of work, subcontracts, and purchase orders for the project., • Evaluate and create owner change requests, change orders, and subcontractor change orders as well as maintaining the appropriate logs., • Establish and maintain a project schedule and update the schedule weekly showing delays and progress made to the schedule., • Track via the schedule all submittals, material expediting, commissioning and critical milestone dates., • Perform the buyout and generate submittals as well as maintaining the appropriate logs., • Coordinate with the Authorities having jurisdiction for permits, SWPPP, inspections, and logistics., • Perform and assist in punch list inspections, obtaining warranty and closeout documentation including as-built drawings and provide both hard and electronic copies for submission., • Able to evaluate and understand plans, specifications, soils reports, ADA requirements, engineering requirements, testing, and third party obligations., • Prepare AIA payment application documents., • Great attention to detail/proactive thinking skills required. Qualifications • Four-year Bachelor’s Degree, preferably in a construction-related field or comparable work experience., • Proven developer and manager of construction budgets and funds., • Proven construction schedule developer and manager on $1M+ projects., • Self-perform waste water treatment plant/concrete experience a plus., • Digital submittal submission/tracking experience a plus., • Must be willing to occasionally travel to projects., • Technically proficient in Microsoft Office including Outlook and Excel, Adobe, and Microsoft Project., • Valid driver’s license, • Clear, organized and concise communicator, in writing and in front of groups, • More than 5 years of construction management experience., • Minimum of 2 years of reading blueprint experience The Project Manager works in an office environment from our Springfield, Missouri, area office, but will travel occasionally to construction sites.
